A plan that had many criticisms and uncertainties, especially regarding obtaining the permission to build it.

Some experts believed that these units would create ownership problems for the applicants, and the smaller size compared to the usual standard would directly affect people’s well-being. On the other hand, the increase in the circulation of the construction of these micro-apartments in the future and the residence of families of more than two people will be considered a type of poor housing.

A 25-meter house for government employees?

Today, Khashayar Bagharpour, CEO of Tehran Construction Cooperatives Union, in the position of trustee of this project, said in a press conference about the “Economic Housing” project: 25-meter housing is a common and challenging area, but its ambiguities must be explained.

By making the claim that economic housing has gained many fans in the society, he emphasized: In this short period of time, since the official announcement of economic housing by the Union of Construction Cooperatives in Tehran, 10,000 queues have been created for residential units of 25 meters. Most of the applicants are government legal entities that want it for their personnel.

Baqarpour also said: One of the main reasons for the delay in marriage is the issue of housing, despite the fact that the housing situation in these inflationary days is such that even if a young couple is both working, they cannot purchase housing and maintain it. do

Document of 25 meter units

As mentioned, the document of these 25-meter units is one of the ambiguities about these “economic housings”. Bagharpour also explained in this case: suppose a building is built and there are 100 25-meter units in it, one percent of the building can be deeded in the name of one of the owners. From the legal point of view, each of them has a common document, that is, every centimeter of it has no separate owner and belongs to 100 households.

He explained in this regard: Articles 10 and 190 of the Civil Code give the authority to individuals to have agreements with each other that have an official aspect, and these units are registered in the notary office of the distributions.

Reducing the area to reduce construction costs!

Baqarpour also said about the reason for building 25-meter houses: if we are moving towards small-sized houses, it is because we want to reduce the cost of construction and make housing production economical, but we do not sacrifice quality for quantity. He added: small-sized houses are not a choice but a requirement for the target community! If we move towards miniaturization, it is to reduce production costs.

Baqarpour continued: They criticize and say that 25-meter houses have no cultural significance with Iranian culture, but the culture of every country changes throughout history. Iranian houses had interiors in the past, but do current houses have these features? On the other hand, they say that these units are likely to be turned into houses for singles, but we have announced that it is forbidden to accommodate singles in these complexes, although I believe that you should think of a solution for singles’ accommodation.

Where are 25-meter houses built?

The CEO of Tehran Construction Cooperatives Union explained about the scope of construction of 25-meter residential units in Tehran: 25-meter residential units will be built in the west of Alborz province and in the west and south of Tehran. In the 19th district of Tehran, the Khalazir area has been determined and predicted. We have not moved towards government lands.

He also stated: I believe that the denials that were published at the beginning of the news about the construction of affordable housing were media attacks that caused some officials to act hastily. Baqarpour also stated that obtaining the economic housing permit is at the stage of concluding the land contract and the process of obtaining the permits will start after that.

The CEO of Tehran Construction Cooperatives Union stated that now singles’ housing is also in the study phase in the union, and units for singles with an approximate area of ​​17 to 18 meters may be built in the future. These units are built with their own furniture and as suites.
