New mortgage terms for buying a home


According to Tejarat News, with the announcement of the new resolution of the Monetary and Credit Council regarding the doubling of the ceiling of housing facilities from the place of certificates of priority right of facilities, the Housing Bank announced the age conditions of residential units eligible to receive these facilities at the time of property purchase.

This age condition is in accordance with the age condition of the apartments eligible to receive the facility with the previous ceilings, and the age condition of the residential units in the new facility ceilings has not changed in the new instructions.

Accordingly, those applicants who want to receive housing purchase facilities from the location of the bonds with the new ceilings must select housing units that are up to 25 years old to purchase.

Depending on its location and geography, the ceiling of individual facilities is 200, 160 and 120 million Tomans (respectively for individual applicants in Tehran, provincial centers and cities with a population of more than 200,000 people and other cities).

In the couple’s facility, which in each of the mentioned areas is twice as much as the individual facility in the same area or city, the maximum age of the property to receive the facility is up to 25 years. This age ceiling is the same for all regions of the country.

According to the instructions of the Housing Bank, it is possible to receive facilities for units with a lifespan of 25 to 30 years, depending on the conditions of the property and the geography of its occurrence. However, for these units, applicants will be provided with a smaller amount of housing facilities.

According to the instructions of the Housing Bank and in accordance with the criteria set for the payment of facilities from the bonds, it is not possible to pay the facilities in properties over 30 years old. This means that people will not be able to use the housing purchase facility if they buy a housing unit that is more than 30 years old.

In payment facilities from the account of the First Housing Savings Fund account, the maximum age of the property up to 25 years is the age limit for paying the facilities. This amount is set at a maximum of 20 years in a dilapidated area, and in residential properties over 25 years of age, no facilities will be provided from the First Housing Savings Fund.

In the payment facility from the account of the ordinary housing savings fund account, the maximum age of the property is up to 30 years of construction, and it is not possible to pay the facility in properties over 30 years old.

In the case of facilities received from the Youth Housing Savings Account, the maximum property age is up to 25 years (the facility ceiling is calculated based on the year of opening the account and the geographical area of ​​the property).

In residential units that are between 25 and 30 years old, less roofs will be allocated from this place.

According to the news site of Maskan Bank in the youth housing savings account, it is not possible to pay facilities in properties over 30 years old.

If the applicant intends to use the youth account facility or the ordinary savings fund with pre-emptive rights, the age limit of the property eligible to receive the facility will be calculated in accordance with the terms and conditions of the pre-emptive right certificate facility. However, in the facilities received from the account of the First Housing Savings Fund, together with the priority right certificates, the rules and regulations of the First Housing Savings Fund will be followed. That is, the age limit of residential units will be the criterion in the first facility.
