Providing supportive housing facilities is not a solution – Tejaratnews
According to Tejarat News, Ramin Goran stated: The construction and production and provision of supportive housing facilities in the form of programs such as Mehr Housing and National Housing were good models in the past years, but these methods should not be repeated.
The secretary of the mass builders’ association of Tehran province added: We must think of alternative models and creative methods so that in addition to realizing the construction and supply of supportive housing, we can solve the problems of the construction industry and people’s housing.
He continued: “The projected facilities and loans with the current percentages are not a solution for supportive housing, no matter how much we increase the loan amount and percentage, there will be more consequences for the applicants.”
Goran said: “Increasing the number of facilities for subsidized housing is inflationary and harms the economy of the construction industry and the country.”
The secretary of Tehran Mass Builders Association added: In this method, the cost price of housing increases and the applicants cannot provide their share and income.
He continued: Due to the disproportion between the income of the applicants for supportive housing and the amount of installments expected for the facility, we will see a downward trend of the applicants in this sector.
Goran said: We believe that the government should provide low-interest and long-term loans at the end of the housing production process. Not that this facility is injected at the very beginning of the production process.
The secretary of the Tehran mass builders association said: the injection of low-interest and long-term loans at the beginning of their production process is an inflationary and problematic support; Banks and governments have realized this fundamental challenge and for this reason they resist the injection of resources.
He stated: In 2019, the projected facility for supportive housing was about 100 million tomans, but now this figure has reached 550 million and in some cases up to 800 million tomans, which will cause inflation in addition to the decrease in the value of money.
