According to Tejarat News, the ceiling for receiving housing bond facilities, which was previously 240 million Tomans for couples in Tehran, has increased to 480 million Tomans, and its monthly installments are about 8.6 million Tomans; The borrower must provide proof to the bank that he is able to pay the installments.

In recent weeks, the Monetary and Credit Council has approved the ceiling of housing facilities for individual accounts and Tehranian couples from the place of securities, including 280 million Tomans for single and 480 million Tomans for couples.

For provincial centers and cities with a population of more than 200,000 people, the amount of individual facilities, which was equivalent to 80 million Tomans, has reached 160 million Tomans, and for accounts of 160 million Tomans for couples, it has reached 320 million Tomans.

In other cities, the facility of 60 million Tomans for individual accounts has increased to 120 million Tomans and the facility of 120 million Tomans for couples has increased to 240 million Tomans.

The mortgage interest rate of 480 million Tomans is 17.5%. The repayment of a 5-year fake loan is equal to 60 months and the repayment of bond facilities is a maximum of 12 years equal to 144 months.

Calculations show that the monthly installments of the new mortgage in Tehran are 8.6 million Tomans, which many households are not able to pay.

The property is mortgaged to the bank

Mohammad Hassan Moradi, director of plans and programs for the Housing Bank, said: “The property will be mortgaged to the bank and the borrower must provide documents that show the ability to pay the installments.”

In this regard, Mohammad Sargazi, a member of the Civil Commission of the Majlis, considered the 480 million Toman mortgage suitable only for those who are well-off and can pay 8.6 million Toman in installments and said: This loan is for housing the target community. not suitable.

According to Sargazi, the solution to improve the housing situation is to provide affordable land for mass builders and to monitor the price of construction materials so that housing units can be built at a reasonable price and offered to the market.

Bank facilities to provide housing construction

A member of the Civil Commission of the Islamic Consultative Assembly, stating that bank facilities should be directed to the field of housing construction, said: In addition to monitoring the building materials and the proper location of the land to build the house, we will see control of the housing market and compensate for the backwardness in this area in a timely manner.

On the other hand, the government is pursuing an increase in construction through a plan to boost production and housing supply, with the goal of building one million housing units annually.

Mahmoud Mahmoudzadeh, Deputy Minister of Roads and Urban Development, has stated in this regard: We intend to provide the most assistance to the first to third deciles. These aids will include low interest rates on facilities, up to 100 percent discount on building permits, the provision of low-cost materials, and affordable engineering services. These proposals have been submitted to the Supreme Housing Council.
