The hands of the first family were left empty

As statistical studies show, the construction permits issued this year have generally focused on high-squared houses, while the average square footage demanded by first-time homeowners and low-income groups without housing is 50 meters. In this way, it seems that the hands of the first-time homeowners have been left empty of housing this time.

In the meantime, it should be mentioned that according to the upstream documents, one million residential units are added to the needs of the housing market every year, and generally, the demand for this amount of houses is concentrated among the middle and lower classes of the society. However, as the surveys of the economic world show, most of the permits issued for housing construction in recent months have not met the needs of this group; Because the average size of these construction permits was 150 meters.

According to a report recently presented by an official in Tehran Municipality, in the first 6 months of this year, nearly 6 thousand construction permits were issued in the capital, and the gross infrastructure of this number of permits was more than 4 million and 250 thousand square meters. Also, according to this report, construction permits were issued for a total of 23,560 residential units during the first 6 months of 1402. Therefore, the gross square footage of each residential unit for which a construction permit was issued this year, which is obtained from the ratio between the total infrastructure and the number of residential units, was equal to 180 square meters.

On the other hand, on average, 20% of the infrastructure area in urban constructions is allocated to common areas, and in this way, by deducting this amount from the total infrastructure, the average net area of ​​residential units for which permits were issued in the first half of this year, It is estimated to be equivalent to 145 square meters.

The real demand was removed from the market

If in the most optimistic case, the average price per meter of a residential unit in Tehran is 70 million tomans, then a 145-meter unit will have a price equivalent to 10 billion and 150 million tomans, which of course depends on the extra facilities of the unit and the geographical area. It will undergo an increase. This is despite the fact that the couple’s mortgage does not even reach one billion tomans! In this way, a large part of the housing demand remains unanswered.

In the meantime, it should be noted that the government has not done anything in the field of housing, and the promise of building one million housing units annually in the form of support and self-ownership projects has remained a mere slogan and has not turned into a roof over the heads of households without housing!
