On the other hand, according to the latest report published by the Statistics Center, the average housing price in Tehran has reached 77 million Tomans! Since it is practically not possible to buy a house for people with workers’ rights, especially in big cities, workers often apply for renting residential units.

However, as a standard, people have to allocate a third of their monthly salary to housing, and accordingly, the waiting time for workers to get a house has increased significantly. According to the Ministry of Labor’s salary of eight million tomans, now the workers have to wait for about 28 years to be able to buy only one meter of house with one third of their salary in Tehran! With the same calculations, workers have to wait 106 years to be able to buy a 50-meter house!

At the same time, the housing loan is practically ineffective for these groups and does not solve any of their problems, because the monthly installments of this loan reach up to 20 million tomans!

200% mortgage interest!

Arman Hajian Fard, an expert on economic issues, said: According to statistics, the average housing price has decreased by only five percent in the summer. Housing Bank receives a profit of about one billion and five hundred million tomans from housing buyers for granting loans for the purchase of housing with the repair of it in the total amount of 960 million tomans, with a rate of 22.5% and repayment of 12 years, which, considering the price of housing bonds of about 180 million tomans, The rate of said facilities reaches above 30%.

In an interview with Tasnim, Hajianfared stated: In fact, if we subtract 180 million tomans from the price of housing bonds from the amount of the facility, which is 960 million tomans, the housing purchase facility for buyers will be around 780 million tomans, which is about 200% profit from buyers in 12 years. He takes housing!

He added: Now, according to the average price per square meter of an apartment in Tehran, which is about 80 million tomans, this facility is enough to buy a 10 square meter apartment. If we consider the minimum size of the apartments to be 50 meters, people should have about three billion Tomans in savings to own a house, which is far from possible!
