150% increase in the price of villas in Mazandaran / Villas in Mahmoudabad 8 million Tomans per meter


According to Tejarat News, based on the information obtained from the Divar website and the price of a villa for two to five years in Mazandaran province, a list of the average purchase price of a villa has been prepared. Also, based on price changes from September 1999 to September, a 1400% increase in the price of villas in some cities of this province has been obtained.

According to the data in the table below, the average price increase of villas for two to five years in some cities of Mazandaran has increased by about 99% in wall advertisements. This is while the average price increase in expensive areas of Tehran (north of Tehran) from September 1999 to September 1400 was about 31 percent.

Also, the highest percentage of price increase among different neighborhoods of Tehran (according to the advertisements of Divar website) was for Amirieh and Sohanak regions with 50% annual price increase.

Among the cities that have had a large number of advertisements for buying and selling villas on the Divar website, the cities of Ramsar with 188% price increase and Chalous with 155% price increase in the past year have recorded the highest percentage increase of villa prices in Mazandaran.

According to wall advertisements, Babolsar and Mahmoud Abad were among the other cities that experienced a large price increase from September 1999 to September 1400 with a 120% increase in the price of a square meter villa.

The average price per square meter of a villa in the city of Babolsar in September 1999 was about four million Tomans and in September 1400 about 9.2 million Tomans. Also, the price of each meter of villa in Mahmoud Abad city is equal to 3.6 million Tomans in September 1999 and equal to eight million Tomans in September 1400 (120% increase).

More than 100% increase in the price of villas in Mazandaran in the past year has occurred while the average price increase in the past year in Tehran has been announced to be about 40%.

The cities of Amol and Nowshahr are among the other cities where villas have increased more than 100 times in the past year. The percentage increase in the price of each square meter of villa in Amol city from September 1999 to September 1400 was about 112 percent and for Nowshahr city was 102 percent.

Cities such as Babylon and Fereydoun Kenar have seen price increases of about 35 percent. From September 1999 to September, 1400 villas in Noor city increased by about 58%, in Tonekabon city by 68% and in Ghaemshahr city by 78%. It is noteworthy that the city of Noor from August 1400 to September had a price reduction of about 12 percent, but in contrast to the city of Ghaemshahr from August to September 1400 has recorded a price increase of about 12 percent per square meter of the villa.
