According to Tejarat News, one of the important plans of the government to build the units of the National Housing Movement is the construction of one-story and self-owned housing. In such a way that the applicants are given the land to build one-story units and gradually complete it.

Rostam Ghasemi, the retired Minister of Roads and Urban Development, while emphasizing the construction of villa residential units in the National Housing Movement, said: In cities where there is no land problem, we should not go towards high-rise construction, and as an example in Bam, because we did not have a land problem, We gave applicants 200 meters of land. Although this program is mentioned as a plan approved by the government, it seems that the previous minister failed to advance this program.

In this regard, housing expert Farshid Ilati said in an interview with Tejarat News about the advantages of building villas and houses with courtyards instead of building high-rise buildings: Housing renovation projects in Iran are synonymous with densification; If we can have the same discussion of building houses with courtyards and villas in bulk.

Emphasizing that we should not put mass construction in front of villa construction, he added: When we move towards the density of houses, we destroy the quality of life. In other words, when we bring families into apartments, the quality of life in apartments is much lower compared to villas.

Reducing the cost and increasing the speed of building villas

This housing expert further said about the increase in the construction speed of houses with courtyards: when residential houses are built with a courtyard and one floor, the construction speed is much higher than the construction of apartments.

He explained about the reduction in the cost of building a one-story house with a yard compared to apartment houses: in terms of cost, when one-story houses are built, it reduces the costs by 30%; In other words, both in terms of economic and financial reasons, as well as in terms of quality and social, we should move towards single-story residential houses.

Iran’s population density is 3 times the world average

In response to the ambiguity that many believe that we do not have enough ground to implement this plan, Ilati explained: Many believe that the reason our country is turning to densification is the lack of land, which is completely wrong! The reason for densification is the wrong urban planning policies in our country. He further stated: Due to the implementation of these wrong policies, we have developed the cities vertically instead of developing them horizontally. This policy has caused us to have a very high population density in the cities.

This housing expert continued: The density of people per hectare in our country has reached above 100 to 110 people per hectare. In other words, 3 times more than the world average per hectare have settled in our country.

He pointed out: When the population density increases, the quality of life decreases. Air pollution, lack of parking, and the loss of a large amount of people’s lives in this traffic are among other problems of high-rise construction.

This housing expert stated that unfortunately we have not used our land properly and clarified: We could have built our cities in terms of larger area, that is, instead of expanding the development in layers, we should have expanded the cities in terms of size. Definitely, all the people were more satisfied with these conditions, we could provide better services to the people, and the quality of life of the people would be much better than the current conditions. He further explained: If we go towards the horizontal development of cities, we will have better conditions in terms of housing and access to it.

Ilati explained about the amount of land that can be used for residential purposes in the country: We have used 1.200 thousand hectares of the country’s total area of ​​160 million hectares. In other words, one percent or even less than one percent of the total area of ​​our country is used for residential use, while our country has the ability to use 10% of it for residential purposes.

The collapse of land prices with the opening up of cities

This housing expert continued: We can expand this population in the area instead of concentrating it in cities. If we double the area of ​​all cities in the country right now and the Ministry of Roads and Urban Development announces that the boundaries of all cities in the country will be doubled at the same time, it will cause the price of land to decrease and the possibility of construction in the boundaries of cities will be provided.

This housing expert explained: This problem breaks the price of land in the country, and on the other hand, no matter how much we increase the supply of land and double the area of ​​cities, we will still allocate only two percent of the total area of ​​the country to residential areas. In this situation, we still have a place where we can develop the cities and not have to worry about the population increase.

Ilati explained about the success rate of single-story townships and villas in the country: Yazd and Alborz single-story projects have been quite successful, but they are only small examples of these successes. But we must reproduce these examples and advertise on them so that one-story villas can be built in all the cities and projects that are possible.

This housing expert stated that the construction of villas and houses with courtyards is customary in all countries of the world and said: in all developed cities in the world, residential houses are built in the suburbs with villas and courtyards, and they are more expensive than the city center. In these settlements, services are fully provided to the people.
