Prescriptive pricing in the housing market is ineffective
Ahmadreza Sarhadhi, a housing expert, said about the impact of government pricing intervention on the housing market: When supply and demand are not equal and there is no balance between them, what can be done with the order? The more they give orders in this field, the more underground the work becomes and the contracts become formal, this experience has been done for forty years and I wonder why they continue on this path.
He added: “Economy is supply and demand, and if their balance is disturbed, no stone will be left unturned.” The housing mafia has nothing to do with the people at all, official institutions and banks play a role in this field, and most of this hoarding and pricing is done by them. When there is 70% inflation in a country, for example, housing becomes expensive, now they want to stand against it with an order? Now they say control the rent, how can they control it? Rental houses are either for ordinary people who use the rent of these units for their living expenses or for institutions. Of course, when a home owner uses his rent for living and his expenses have doubled, why not make the rent more expensive?
Regarding the experience of successful governments in the field of rental houses, he added: In America and Europe, there are some houses that are only for rent, but we do not have this potential, we do not have a single government building for rent. Of course, in the past, government buildings were for institutions, but we don’t have anything for the public. In the last 43 years, the government has not done anything to build rental houses despite the warnings of experts. Even now, the government’s hands are empty in the field of housing. I don’t know why the government is using ineffective methods and insisting on it.
He added: There are many problems in the housing sector. employment must be created; No one can own a house with a 500 million loan whose monthly installment is 10 million, and that 500 million loan is 20% of the price of the house. I, who am seventy years old, bought a house after working for two years and converted it over time, but how can I enter the housing market when the salary of an employee and worker does not even provide enough for his livelihood? The economy should circulate so that people are empowered and come to the market. These works have successful experiences in the world and have solutions, but unfortunately in Iran, we want to use unsuccessful experiences.
This real estate expert then said about the continuation of the housing stagnation and not selling at a high price until the price is corrected: Never! Some of these buildings that are now locked up are to deal with inflation and preserve capital value, otherwise people would not leave several apartments unused for no reason. If you look carefully, all the transactions that are done are speculative transactions, which means that the consumer does not buy the properties and the capitalist buys to preserve the capital.
A young couple cannot even think about buying a house. With a monthly salary of twelve million, how can he pay ten million installments of twenty percent of the price of the house? 9 tenths of the society cannot buy a house and only one tenth have the ability to enter the housing market.
One of our problems is land preparation
Sarhadi said about the housing situation in other cities: “One of our problems is land preparation.” We have concentrated all the income, money and work of the country in one place in Tehran, and the rest of the places are left empty, the huge housing crisis is mainly in the big cities. You will not face this situation in Birjand and small towns. They should divide the facilities in the discussion of land development in the whole country so that people who want to stay in Yazd, Kerman and Sistan have the ability to live and come to Tehran for a university, hospital and administrative work. If these facilities are divided according to the assets of the provinces, this situation will not occur when the average price of housing in Tehran reaches 100 million.
