In 1998, due to problems for some tenants and homeless people in Corona due to restrictions and income shortfalls, the National Corona headquarters made it possible for tenant applicants in large, medium and small cities to receive payments. To provide the housing they need; The amount of this loan in that year was 50 million Tomans for Tehran tenants, 30 million Tomans for other metropolises and 15 million Tomans for other cities.

Two years have passed since the payment of this loan, and according to the directive of the Central Bank and the decision of the Cabinet, applicants for mortgage loans have the opportunity to register until the end of December 1400.

This year, the deposit loan amount has increased by 20 million Tomans compared to last year and has reached 70 million Tomans, this amount has been set at 40 million Tomans in other metropolises and 25 million Tomans in small cities.

These figures are while according to the Central Bank, the average purchase and sale price of one square meter of residential unit traded through real estate agencies in Tehran in October this year was 31 million tomans, which shows a decrease of 0.2 percent compared to the previous month and rents. One of the tenants said: “My children went to look for this loan, but because the conditions of the guarantors were difficult, they gave up.”

Another applicant for the loan said: “I had to borrow from people because of the difficult conditions.”

These strictures have caused some applicants to refuse to receive this loan. We went to the lending banks as an applicant to further follow up on this issue.

Regarding the conditions for receiving a mortgage loan, one of the bank officials said: “The lease must be in your spouse’s name, they must have a receipt, and according to their bank account turnover and two guarantors, you can apply for a loan by deducting government salaries and stay in line.”

Lack of budget and full capacity was one of the common answers of banks in this regard.

Officials consider these strictures and stoning of banks unreasonable and have even taken measures in this regard.

Mahmoud Mahmoudzadeh, Deputy Minister of Housing, Roads and Urban Development, said: “These cases have been announced to the Central Bank and the National Headquarters for Counter-Coronation to be investigated; Because resources were allocated to banks and no bank is without resources.

We followed up on this issue with the officials of state-owned banks, but they did not respond.
