According to Tejarat News, surveys of the prices of 70-meter apartments in different parts of Tehran show that the price of 70-meter apartments in Tehran is about one billion tomans.
The rates listed in the real estate ads show that the price range of 70-meter two-bedroom apartments in the south of Tehran is between 1.2 and 1.5 billion tomans. Of course, the rates are a bit higher in the center and north of Tehran.
In Masoudiye neighborhood, a 70-meter apartment with a construction age of 7 years and complete facilities including parking, storage and elevator is sold for 2.6 billion Tomans.
In Shemiran Gate, located in the center of Tehran, an apartment with the same size and 15 years old building, with a warehouse located on the third floor, is sold for 2.8 billion tomans.
In the north of Tehran city, according to the average price of 99.4 million tomans per square meter of house in district 1, a 70-meter apartment costs almost 6 billion and 900 million tomans.
But if you are planning to buy a house in the south or center of Tehran, you can get 480 million tomans of couple’s facility through the loan of housing facility bonds. Of course, at today’s rate, you have to spend about 120 million tomans to buy these bonds.
Therefore, with liquidity of about 1 billion tomans plus facilities and single mortgage, you can buy an apartment with an approximate price of 1.7 billion tomans. The method of covering the housing price includes one billion tomans in cash, 360 million tomans in bond loans, and about 300 million tomans in mortgage rates.
