Central Bank’s silence about housing market developments – Tejaratnews


According to Tejarat News, the central bank is obliged to publish a report on the developments of the housing market in Tehran at the beginning of each month. But today, 16 February 1401, no report has been published on this matter.

In this regard, the reporter of Tejarat News contacted the Public Relations Manager of the Central Bank and inquired about the reasons for the delay, but he did not receive a clear answer and this official avoided explaining about this.

Developments in the housing market in December

The average price of housing in Tehran in December 1401 shows that the average of each meter of a residential unit in Tehran is estimated at 48 million and 70 thousand tomans.

On the other hand, despite the increase in demand in all areas of Tehran, some experts still believe that this rising statistic is caused by speculative demands in the market and will not have a positive effect in the end.

Speculative demand in this market has arisen as a result of disorder in parallel markets and the migration of funds to a safer market such as the housing market.

Estimated housing prices in January

The estimates of “Farday Ekhtaz” of residential real estate transactions in January show that according to the Central Bank’s statistical model, the average growth of residential real estate prices in Tehran was between 8.5 and 10.5 percent during the last month. This means that the real estate turmoil has probably continued in the last month and the prices have risen. With these words, it is expected that the arithmetic average price of residential property in Tehran, which reached 48 million tomans in December, approached the psychological border of 50 million tomans, and has entered the channel of 52 million tomans while crossing this psychological border.

Such conditions bring the one-year point inflation of the housing market close to 60%, which has severely reduced the purchasing power of households and has led to the continuation of reverse migration and migration of people to cheaper areas.
