According to Tejarat News, the construction of 35-meter houses has led to a decrease in the quality of the housing sector in Tehran. While the increase in the cost of living and the lack of land in different countries of the world have made people buy or rent small houses.

Generally, apartments with a size of less than 40 meters are called micro-apartments. These apartments first appeared in Germany in 2011 due to the lack of construction space, and now they are widespread in almost all countries.

Countries such as Germany, Sweden, Austria, Ireland and Poland have had the largest amount of investment in the construction of micro-apartments since 2018.

It was at the end of December 2018 that the deputy director of architecture and urban development of Tehran Municipality announced the plan to build 25-40 meter houses and said that the construction of these types of units is not a choice but a necessity.

On this date, the city administration proposed the idea of ​​building units with low square footage, and the purpose of this institution was to let people who come to Tehran for work stay in these units instead of sleeping in their cars at night.

Even this plan was proposed in the Article 5 Commission and the Supreme Council of Urban Planning and Architecture; But it was never implemented. The objection that came to the idea at that time stated that the construction of such units would disturb the population distribution in the city of Tehran.

Now, the spokesperson of Tehran Municipality has denied the construction of a 25-meter house and said: According to the law, construction permits and licenses for residential units under 35 square meters are not and cannot be given.

He also added: According to the latest version of the detailed plan of the capital approved by the Supreme Council of Urban Development, the minimum buildable area is 35 square meters. In this way, from a legal point of view, it is basically not possible to issue a license for smaller than this size.

According to Mohammad Khani, based on researches, the smallest property that received a construction permit since the beginning of this year is located in District 7, and the area of ​​this property is 35 square meters.

What is the minimum size for housing?

According to the standards that have been proposed in Iran, the minimum suitable area for one person’s residence is 17.5 meters and for two people, 35 meters.

One of the most basic criteria for a stable life for families is measured based on the quality of housing, and it seems that considering the area of ​​35 meters for a two-person family does not provide them with well-being.

In the past few years, the increase in inflation and the poor condition of parallel markets have caused an increase in the average housing price, especially in Tehran.

According to the statistics of the Central Bank, which is published every month from Tehran, people are more and more encouraged to buy small-sized houses with older age. This problem has caused the quality of the houses that many people in the society live in to become low quality.
