According to Tejarat News, more than two years have passed since the presentation of the National Housing Movement Plan. A plan based on which the government committed to build one million residential units annually during its four years of operation and deliver them to the people.
Experts and activists in this field believed from the beginning that the government does not have the ability to build these units and the macroeconomic situation will not allow this project to proceed with this number of units. Over time, it became clear that this prediction was close to reality and the 13th government could not build even one residential unit and deliver it to the people in the first two years of its term.
The first executive actions in this field were implemented in the past few months and the first steps were taken in this field. According to the statistics published by the Ministry of Roads and Urban Development, there is currently a project under construction for about one-third of the qualified demand for national housing in Tehran.
Identification of 160 thousand government housing applicants in Tehran
Also, a report that was recently published on the Ministry of Roads and Urban Development website shows that currently 50,000 government housing units are under construction in Tehran province. A figure that shows that government housing production still does not meet the existing demand. It should be noted that 160,000 qualified applicants have been identified in Tehran province so far, which is more than three times the number of units under construction!
Of course, this demand of 160,000 units announced by the Ministry of Roads and Urban Development is much lower than the real need for housing; Because registration for government housing had many conditions and filters that practically eliminated a large part of the market’s consumer demand.
On the other hand, the Director General of Roads and Urban Development of Tehran province has explained about the progress of the National Housing Movement project in this province: so far, 3,500 units in the National Housing Movement projects of the province have been accompanied by more than 70% progress, of which 2,000 units It will be put into operation in the decade of Fajr and will be delivered to the applicants.
Stating that one million applicants from Tehran Province have registered in the National Housing Movement Plan, he added: Of these, 160,000 people met four legal conditions and were finally approved.
Lack of units built in new cities
Of course, this issue is not limited to Tehran province for construction, and as it seems, the issue of lack of units in new cities is also discussed. Based on this, the contribution of Iran’s new cities in the construction of the national housing movement is 700,000 units, but the construction of about 108,000 units of this project has been started so far.
Now we have to see how many of the four million units that the 13th government has promised to deliver by the end of its term and what effects the supply of these units will have on the market.
