Referring to the reason for the excessive increase in rent prices in Tehran and the cities around the capital, Akbarpour also clarified: property owners are also trying to protect their capital in some way and they are trying not to be left behind by the existing inflation rate, and the fact that there is an expensive In the rental sector, it cannot be blamed only on property owners, because the tip of the arrow of these high prices is directed towards the economic decision makers, and one should ask, in these difficult economic conditions, why the wages should be so low that they take away the ability to rent property in the desired area from people. and move households to the suburbs.
Rent grows in line with the increase in housing prices
Akbarpour added: What was common in the past was calculated in such a way that the value of the apartment was divided into one-fifth or one-sixth, and the expectation was that they would be able to mortgage these units in full, for example; If the value of an apartment was 6 billion tomans, one-sixth of it would be in the range of one billion or one billion and 200 million tomans, which they would convert this amount into mortgage and rent, and if they did not calculate in this way, they would consider the average rental price per square meter, which Of course, whenever the price of apartments increases, the rental price of the property also increases in the same proportion.
Regarding the deposit of 311 million and 40 thousand tomans and the payment of 4 billion tomans housing facilities to young people in Tehran after a period of 15 years, this housing market expert said: It seems that these 4 billion tomans announced can be used to buy a property after 15 years.
