According to Tejarat News, the head of the Housing Foundation announced the delivery of the first series of units of the National Housing Movement in the second half of the year and said: contractors have no choice but to adhere to their obligations.
Tasnim Akbar Nikzad wrote: The contractors of the residential projects have to fulfill their obligations quickly and deliver them to the applicants, because with the increase in the price of production inputs, their economic efficiency will decrease. So they try to build their projects quickly.
He added: The first phase of the National Movement housing projects in Qom province, the implementation of which has been entrusted to the Housing Foundation of the Islamic Revolution, will be completed starting in the second half of this year and will be delivered to the applicants. Also in the provinces of Hormozgan, Isfahan and East Azerbaijan, the first phase of the National Housing Movement plans will be completed in the second half of this year.
Construction of 100,000 housing units in small towns
He added: “This year, 100,000 housing units will be built in small towns. In addition, we are building 20,000 housing units for the deprived with the help of the Foundation for the Oppressed and 40,000 housing units with the help of the Imam Khomeini Relief Committee.” They have high execution speed. The area of each unit under construction is between 60 and 100 square meters.
The head of the Housing Foundation of the Islamic Revolution continued: By the order of the President, the facility of 150 million Tomans for the reconstruction of residential units in Bandar Imam Khomeini, Indika Khuzestan and Chaharmahal Bakhtiari will be provided within the next three days and the reconstruction of these projects will accelerate.
He said: in the implementation of the Housing Production Leap Law and with the cooperation of the government and other executive bodies, the price of land for the construction of housing units of the National Movement is now free and the Engineering System Organization discounts up to 50% for its services in building these units.
On the other hand, the mentioned projects get up to 30% discount for obtaining construction permits from municipalities and up to 50% in some areas.
The increase in renovation loans will take effect in early July
The head of the Housing Foundation reminded: “Also, the program to increase loans for renovation and improvement of rural housing, which was postponed due to some objections in the government, was implemented by the order of the president and the head of his office.” It becomes.
Nikzad continued: In his recent meeting with the officials of the Program and Budget Organization and the Ministry of Roads and Urban Development, the President ordered that the facilities of 200 million Tomans for renovation and improvement of rural housing be paid as soon as possible with a 5% interest rate and a three-person chain promissory note. The PBO also agreed.
The head of the Housing Foundation emphasized: the instructions for paying the 200 million Toman rural housing loan will probably be communicated to the banks by the end of this week.
Nikzad added: “In 2005, only 7% of the housing units in the villages were resistant to natural hazards, but with the implementation of the rural housing renovation and improvement program, now half of the rural housing units are resistant to various accidents.”
According to him, the allocation of these facilities will accelerate the implementation of the rural housing renovation and improvement plan.
Nikzad said: “We have a budget of 1100 billion Tomans for the construction of housing units of the National Movement in the form of national credits, and fortunately, the Islamic Consultative Assembly yesterday agreed to allocate 3100 billion Tomans of new credit to review the village master plan.” This credit will be divided among 31 villages and an average of 100 billion tomans will be allocated to each province to implement the rural pilot project.
He continued: “Due to the increase in the price of construction materials, the government has agreed to adjust the construction rate of residential units by contractors, and expert meetings have begun to determine the new price.” However, due to the purchasing power of housing applicants, costs can not be increased too much.
Increased migration to rural areas following rising rents in metropolitan areas
“Rising housing rents in metropolitan areas have encouraged many housing applicants to migrate to villages and sparsely populated cities,” he said. For this reason, we have to create the necessary space in the village master plan to accept the new applicant population.
But this does not mean expanding the master plan of all villages. In areas where there is no need to develop the village, we will not increase the master plan, and in areas that need to be developed, we will use only grade 3 agricultural lands to add to the residential fabric of the villages.
Nikzad stressed that any construction within the villages must be licensed by the villages. Also, the construction of facilities and service units outside the village must be approved by the Article 99 Commission. Otherwise, all unauthorized constructions are illegal and will be demolished by the judiciary.
The head of the Housing Foundation of the Islamic Revolution said: solving the housing problem in the short term requires the cooperation of the owners of vacant units and encouraging them to rent the mentioned units. Owners of vacant housing units should be aware that the tax on their housing units will increase significantly in the coming years.
