Rent price floor in Tehran

This year, the salary base of the workers has been announced at around seven million and 900 thousand tomans; It is said that normally, households have to pay a third of their monthly income for housing costs, which according to the wages of workers this year, in other words, it will be about two million and 700 thousand tomans.

But with the price of rent and mortgage between 30 and 100 million tomans, in which areas of Tehran and with what facilities can you rent a house?

Examining the rental files shows that there are very limited options for a house with a minimum size, one bedroom, with a rent of approximately three million tomans and a mortgage of less than 100 million tomans.

Based on this, the 45-meter-long, 17-year-old residential unit in Tehran’s 10th district and in the vicinity of Soleimani Street, located in a building without elevator and parking and on the fourth floor, has a mortgage of 100 million tomans and a rent of 2.5 million tomans.

For a 35-meter unit built in 2010, a mortgage of 60 million and 3 million tomans of rent has been set. Like the previous file, this apartment is located on the fourth floor, while the building does not have an elevator.

Rising rents in Tehran

By increasing the rent up to five million tomans, more options can be found; Although the monthly payment of five million tomans is also impossible for a large segment of the country’s households despite the ever-increasing inflation in other sectors.

A review of the rental files shows that 100 million Tomans mortgage and 4,500,000 Tomans rent have been set for a 40-meter apartment in Jeihun area and the first floor, which was built in 1382.

For another case in Eskandari area, 50 meters and with a life of 13 years, 100 million tomans mortgage and 5 million tomans rent have been considered. This apartment also does not have facilities like the previous apartments.

80 million Tomans mortgage and 4,600,000 Tomans monthly rent have been set for a 55-meter file, which was built in 2013.

In general, we can say that units with this price range have a floor area of ​​less than 55 meters, a construction year of more than 10 years, and a building without parking and storage.

Price jumps in the housing market

With the beginning of the rental season in 1402, Tehran has become an arena for price surges. According to the latest statistics published by the central bank, the housing rental price index in the third quarter of 1401 compared to the second quarter of the same year has experienced an increase of 16.8 percent.

Meanwhile, the rent rate in the second quarter of 1401 had grown by 12.4 percent compared to the previous quarter. In other words, from the end of the spring of 1401 to the end of the fall of the same year, the rental rate has grown by 29.2%, while the resolution to increase the rent ceiling had determined this growth to a maximum of 25%. In other words, this resolution did not have an effect on the market due to the lack of a reliable executive guarantee.

The problem in the rental market becomes more apparent when we find out that the growth rate of rent in the fall season of 1401 compared to the fall season of 1400 has experienced an increase of 46%.

It is obvious that with this amount of rent increase in a metropolis like Tehran, in the not too distant future, it will be impossible to rent a minimum unit for a large segment of people, and this issue itself will be a prelude to the emergence of social problems and other hidden angles in this field.
