Majid Gudarzi, an expert on the housing market, told Tejarat News in reviewing the situation of this market over the past months: “Laws were presented for the housing market from the beginning of the year, some of which did not have an implementation guarantee; Like taxes on empty houses or luxury houses. But some of these laws were also good, such as the removal of real estate consultants to receive tracking codes.”

He continued: “Also, the government is going to enter into regional pricing for the proper assessment of tax revenues. This is a good thing because in recent years we have not even had a legal clause to determine and organize pricing.”

Gooderzi added: “On the other hand, there is the issue of giving free land; Whether it is in the direction of discussing the youth of the population or in other issues, the fact that the Supreme Housing Council holds meetings almost regularly and takes steps in the field of land supply has taken a big step.”

Controlling the price jump in the first half of the year

This housing market expert also said about housing prices in the first half of this year: “The jump in housing prices in the first 6 months of this year has been somewhat controlled, and in some areas such as Pardis, prices have decreased by up to 30%.”

He said about the entry of Chinese companies into the National Housing Movement project, which had been discussed since late last year: “On the other hand, there is a discussion of handing over the construction of the National Housing Movement units to Chinese companies, which, if implemented, would be a reason for the government and parliament. Will the stability of parallel markets end in favor of housing?

About the forecast of the housing market during the second half of the year, Gooderzi stated: “Given the current stability in parallel markets such as currency and gold, the housing sector may take a better path in the future.”

He added: “On the other hand, I am optimistic that if pricing is stopped, it is not profitable for banks to deposit a large part of their capital in the housing sector. “The fact that people expect inflation in the housing market to decrease creates a potential for prices to decrease in the future.”

Absolute stagnation in the real estate market

Of course, not all experts have the same opinion about the government’s actions and the outlook of the housing market. Mansour Ghaibi, another housing expert, told Tejarat News about the current state of the housing market: “What is going on in the real estate market now is absolute stagnation in the field of transactions. That means there is no buying and selling and we don’t have consumer demand and effective buying demand in the field of real estate and apartments.

He continued: “This is while the government admits that the prices have decreased and a few percent have moved away from the expensive space. This interpretation shows that we should welcome buyers in the field of housing, but now this issue is the opposite and there is no effective demand for buying.”

Brokers profit from the real estate market

This housing expert also explained: “On the other hand, when the housing economy is in a state of wealth, growth, and sales, we have the highest number of property transactions in the sales statistics; Because we have the lowest amount of buying and selling during the recession. A simple result is obtained from this analysis that at the peak of buying and selling, the ones who benefit from this economic environment are real estate brokers and traders.

He added: “Since with unrealistic statistics, consumers are hoping for a continuous reduction in property and housing, they will be banned from entering the market and it will be announced that the price has been reduced.” As a result, the consumer is introduced to the market when he decides to buy due to the increase in housing prices; Therefore, with the highest price and the opportunism that happens with the government’s statistics, the consumer remains in a state of expectation and buys housing in the expensive season.”

Ghaibi emphasized: “People should be aware that now is the opportunity to buy and they can make the right choice by entering the market.”

This housing market expert explained about the role of the government and the prospects of the housing market: “The government should provide a platform as soon as possible in a coherent program so that the market can move away from this situation.” If there is a delay and this does not happen, like the previous government, it will be forced to present policies and packages to get out of the recession in the housing sector, and getting out of this impasse will burden the government and ultimately the housing sector with additional costs.”
