Housing inflation was halved – Tejaratnews

According to Tejarat News, the statistics center announced in the latest report on the consumer price index in November 1401 that the housing prices of the whole country increased by 3.7% in the last month. The point-by-point growth rate, i.e. the comparison of price growth compared to November last year, shows an increase of 39.2 percent. The annual inflation, which depicts the price growth in the 12 months ending in November 1401, also indicates an increase of 31.5 percent.
The month before that, October, all three indicators were 6.1%, 36.3% and 30.3% respectively. Based on this, the statistics report that although the annual inflation has faced some growth in November 1401, the acceleration of housing rate growth has decreased in the last month.
Housing rent inflation
In the rental sector, prices increased by 3.7 percent in November 1401 compared to October of the same year. The rental rate has grown by 39.1% compared to November of last year and by 31.3% in the 12 months ending in November of this year.
Rent inflation last month (October) was announced as 6.1 percent, 36 percent, and 31.1 percent respectively in terms of monthly, point by point, and annual growth indicators.
Reviewing the state of the housing market of the whole country in the last eight months shows that the monthly growth of housing prices in May is 2.5%, June is 2.3%, July is 3.8%, August is 2.8%, September is 3.5%. It was 6.1% in October and 3.7% in November.
The monthly growth rate of rental rates in the whole country is 2.5% in May, 2.3% in June, 3.8% in July, 2.9% in August, 3.5% in September, 6.1% in October and 3.7% in November. The percentage was announced.
It seems that with the end of the moving season, the gradual decrease in inflationary expectations and the decrease in the growth rate of housing prices in Tehran gradually affected the housing market of the whole country and this sector has reached relative stability.
Field reports from Tehran show that there is relative calm in the housing market. In October of this year, the monthly price growth rate increased by 1.2% and tended to zero, and transactions reached their lowest level this year with around 5,400 items.
Currently, according to the index of the central bank, the average price per square meter of a house in Tehran is 43.7 million tomans and according to the index of the statistics center, it is 46.4 million tomans. On the other hand, due to the existing conditions of the society, inflationary expectations in the housing sector have decreased and the ground is ready for the entry of consumer demand. The price report for the month of November in Tehran has not yet been submitted.
