Housing investment boomed?


According to Tejarat News, Baitullah Sattarian stated about the reason for the 6.2% growth in housing prices in Tehran in March 2014: Due to the low impact of sanctions and the emergence of manifestations of political stability, capital in Iran has flowed into capital goods. Housing is not considered in terms of consumption but in terms of capital.

He added: “From the beginning of last year, it was predicted that the recession period would be much shorter than the recession of 1392 to 1397.” The housing market was looking for stable conditions that have now been partially met. Continued growth in liquidity also helped the housing economy grow, and signs of a booming market emerged in March.

The housing market expert noted that 1,400 years had been shaky for the country’s economy: “Because of the election conditions and the hope for the revival of Barjam, the housing market was on hold and the rate of price growth had slowed down compared to the previous year.” But the recession did not mean that the economic coordinates in the housing market were affected; Because not much has changed in the economic situation.

He reminded: since the second half of last year, housing has been in a state of severe waiting. He waited for the stability of parameters such as Borjam and the determination of the government’s economic policies. As soon as we saw a stability in this area, the housing market showed its role in March.

Sattarian considered two scenarios for the housing market possible and said: “If the Vienna talks are concluded, housing will definitely be in a boom with prices rising.” But if Borjam is not revived, housing will be in a state of stagflation. That is, in both cases there is a rise in prices.

The housing market expert stressed: “According to the budgets that have been formulated and the existing economic statements, the housing recession will not last more than one to one and a half years and will not last long.”

The average price of housing in Tehran is 35 million tomans

According to the March of 1400, the average housing price in Tehran was 35 million and 120 thousand tomans per square meter, which compared to the previous month and the same month of the previous year has increased by 6.2 percent and 16 percent, respectively. According to the Central Bank, the number of transactions in this month was about 6.8 thousand, which is 19.9 percent less than the previous month and 29.6 percent more than the same month last year.
