According to Tejarat News, Iranians have faced more problems in providing shelter this year than any other year. According to the latest data of the Iranian Statistics Center on the housing market in January, the average housing price in Tehran has reached 55 million tomans!
In this way, while Europeans allocate about 20% of their economic portfolio to housing, according to the latest research, Iranians have to spend 60-70% of their portfolio on houses, a high percentage of which do not even have the quality expected by the residents.
Some believe that with the delivery of the units of the National Housing Movement and the increase in supply, the situation in the housing market will also improve, but at the end of the first year of the 13th government, there is still no news of the construction of apartments for this project, and people who have paid in advance are still waiting. With these conditions, what is the horizon for the housing market?
Housing in the maze of 50% inflation
In this regard, Mansour Ghaibi, an expert on the housing market, told Tejarat News: “The government, by presenting the budget to the parliament and according to experts, has considered inflation of 40 to 50 percent for the next year.”
He added: Add the existence of commercial transactions, the state of parallel markets and the housing market to this inflation, but still, it is likely that we will see a large price increase in the housing market.
This housing expert also stated: Only if solutions are defined to get out of this space and they can have excellent supervision, the market will get out of this situation.
Ghaibi added: If we continue this system and the existing lack of planning, the prices will increase and people’s power will reach its lowest level. On the other hand, the number of tenants will increase and the rental market will be in a more unfavorable situation.
Some experts believe that the solution to the housing problems lies in this market, and by improving the situation of sectors such as supply and demand, Iran will overcome the housing crisis.
But Iran’s economic problems are not limited to the housing market. As long as there are statistics of increase in inflation rate, increase in dollar price and increase in inflationary expectations of people, crisis in the housing sector will be inevitable.
