Housing prices in Tehran are still rising! – Tejarat News

According to Tejarat News, this time the price of housing broke the record. The price of each meter of housing has become more expensive by 8 million during the last 5 months.

Statistics and official reports of the government show that the increase in housing prices has not stopped for more than a year and has been rising without a significant relationship with the amount of transactions. While in June 1400, each square meter of housing in Tehran was 29,673,000 tomans, this figure reached 39,414,000 tomans in June of this year, and in the continuation of the series of price increases, the price per square meter of housing in Tehran is on average around 48 million tomans have been reached. That is, in just 5 months, each house became more expensive per meter than 8 million tomans.

Statistics Center reports show that last month point-to-point inflation of residential apartment prices in Tehran reached 50%, and point-to-point inflation in November increased by 5.3 percentage points compared to the previous month (44.7%). The annual inflation rate of residential apartments in Tehran has reached 35% in November this year, which has increased by 2.6 percentage points compared to the previous month, which was nearly 32.6% in the previous month.

Of course, the figure of 48 million tomans per square meter is the average housing prices and official statistics show that the most expensive deal is in district 1 with about 97 million per square meter and the cheapest is in district 18 of Tehran with a price of 24 million tomans. In June of this year, the most expensive price in region 1 was 81 million tomans and the cheapest price in region 18 was 19.5 million tomans.

These numbers show that liquidity is still moving towards housing and housing is one of the leading markets compared to other parallel markets. We know that the housing market of the capital is the leader of the housing markets in the country, and the high price spreads from the housing market of Tehran to the housing market of other provinces, and each province reacts to the increase in housing prices in Tehran with its unique conditions, including population, geographical competitive advantage, etc. it shows.

The interesting thing to note is that while the final price of housing is affected by the increase in the inflation rate, the increase in the price of construction materials, etc. is increasing every day, the government still believes that it can build 4 million housing units in 4 years with a price per square meter less than 8 million tomans to build and deliver.
