The consequences of consecutive housing inflation between 1997 and 1400 are still felt in the market; Even though the real estate brokers active in the consumption areas claim that the demand for buying apartments larger than 100 square meters in these areas has significantly decreased and due to the lack of affordability, there is no desire to visit these units even from the majority of housing consumers.
But exploring the share of large-sized apartments in the capital’s housing transactions also reflects an important point that can be of interest to builders and construction investors. Although the share of transactions of 100 to 200 square meters apartments in the capital was around 25% in September this year and the same amount was calculated in other months since this year, but in the meantime, most of the transactions were done in the 150 to 200 square meters group.
According to official statistics, in the first half of this year, 21% of the apartments sold in Tehran were in the 100 to 200 square meter group. With this description, it is clear that the construction in the area of 150 square meters and above cannot be considered an economic and safe investment at the moment, because the share of these units in the current housing market is at the lowest possible level. Real estate brokers also admit that these days the most stagnant part of Tehran’s housing market belongs to the supply of large-scale buildings.
