Ponk is the name of an old neighborhood in the northwest of Tehran, a large part of which is located in District 5 and the rest is located in District 2.

This neighborhood is bordered by Chahardivari from the north, Jantabad from the west, Ponk valley from the east (Nahjul Balagha Park) and Bagh Faiz from the south. It also has access to Niayesh and Simon Bolivar highways from the north, Ashrafi Esfahani highway from the east, Shahid Sattari highway from the west, and Shahid Hemet highway from the south.

Although Punk has a long history, with the constructions made in recent years, it now has a new and stable texture. The order and rules of architecture and urban development and urban space are among the most important factors in choosing housing in this area. Also, in recent years, with the increase in house prices in Tehran, many builders have entered this neighborhood to convert villas into high-rise apartments.

For example, a 64-meter apartment, which was built in 2004, costs 4 billion 100 million tomans and about 64 million tomans per meter.

Also, another residential unit with 58 meters of infrastructure is priced at 90 million tomans per meter and will eventually be sold for 5 billion 220 million tomans. The year of construction of this apartment is recorded in 2013.

Among the ads, there is another file whose price is set at 6 billion 550 million tomans and the price of each meter is 96 million 323 thousand tomans. Also, its size is recorded as 68 meters and the year of its construction is 1385.

A unit with 70 meters of infrastructure and a 10-year lifespan costs seven billion and 350 million tomans and a meter costs 105 million tomans. Finally, there is an unlocked apartment with a price of 12 billion and 750 million Tomans among the ads, whose area is 85 meters and the price of each meter is 150 million Tomans.

Of course, these prices may face changes when the markets start working in the new year. Especially considering the prospect of dollar growth, some owners are hoping for a price increase and are waiting for the new season of real estate transactions from May.
