How much was the housing price in Tehran? – Tejarat News

According to Tejarat News, field investigations show that the property buying and selling market in Tehran does not take a toll. But the prices sometimes change nominally. Real estate consultants say that the uncertainty of the currency market has darkened the outlook for the housing market. Housing prices in Tehran increased by 6.8 percent in the month ending in November and reached 46.7 million tomans per square meter from an average of 43.2 million tomans.

These days, changes in the currency market are usually associated with inflationary expectations and the growth of the price of construction inputs. This factor causes manufacturers to raise pre-sale rates and prices of ready-made units. The owners who have put their apartments on the market change the rates.

One of the real estate consultants in the south of Tehran said: The most important factor in the stagnation of the housing market is the instability of prices. Sometimes the owners update the price two to three times a month. This happens every day when the price of the dollar changes. Of course, big houses don’t have customers, but buying and selling small units is not bad.

Referring to the approach of the last months of the year, he said: usually at the end of every year, housing transactions automatically increase. But we don’t know how the Shab Eid market will be this year. What we have learned from the experience of recent months is that the housing market does not care about the recession. That is, if the transactions are not done, the prices will change.

Another real estate broker who operates in the southwest of Tehran said: Construction has decreased and new units have decreased. When the price of the dollar goes up and down, the property moves. It means that on the one hand we are facing a shortage of quality apartments and on the other hand we are facing economic fluctuations. We hope that the currency market will stabilize so that the housing transactions will get some prosperity on the eve of Eid. Currently, no future predictions can be made.

The average price per square meter of an apartment in Tehran is 46,700,000 Tomans

Therefore, the report, November 1401 The average price of one square meter of housing in Tehran 46 million and 700 thousand tomans, which has increased by 6.8 and 45.9 percent compared to the previous month and the same period of the previous year, respectively.
