Now there are no more accurate statistics of the price and supply trends in this market, and therefore it is not possible to evaluate the number of transactions in different areas of the municipality.
Based on this, now unofficial and research statistics have taken the place of Central Bank statistics and may give a more accurate view for analyzing the housing market situation.
In which areas of Tehran is the supply of newly built units more?
The data provided by Divar site to Tejarat News shows that between April 1402 and July 25 of this year, region 21 had the largest share in the supply of units with a one-year lifespan.
District 22 ranks next with 45.4 percent of new property advertisements from all property advertisements in this area. Region 10 also has the lowest share of new property ads among other ads with a share of 9.3%.
District 10 is considered one of the most traded areas of Tehran in the field of housing. With the increase of investment fever in this market, many people have been directed to this area due to the reasonable price and high possibility of liquidation. It seems that this area now welcomes people with more diverse budgets.
The 5-Dar area is another popular area in Tehran for buying and selling residential units. The situation is similar to the same trend.
The statistics of this region indicate that the lowest share of advertisements was related to units with a low lifespan; Units with a life of one year have a share of 13.6% and ads related to units with a life of two to five years have a share of 13.2% of the total housing ads in this area.
Meanwhile, ads with 16-20 years of age had a share of 27.3%. The data related to the period from July 1401 to June 31, 1402 is also the same.
Based on this, again, the largest share among new advertisements belongs to region 21 with a share of 3.61 percent, and the next rank is region 22 with a share of 1.46 percent.
Therefore, it seems that the buyers in the 21st and 22nd regions had the intention of buying and selling in these two regions with similar budgets. Of course, on the other hand, the number of newly built units in these areas is more than the rest of the regions.
