Is the construction of housing by the municipality real? – Tejarat News

According to the housing laws, the municipality has no legal position to build housing. Therefore, it should be seen how the construction of this number of residential units will be done and during what period of time, and what is the role of the municipality in this?

In general, it should be kept in mind that the construction of housing in the capital is accompanied by many complications. Based on the official published statistics, we are not facing a shortage of housing in Tehran, but we are facing an increase in the number of empty houses. Therefore, it might be better for the municipality, as the trustee of urban affairs, to help in the correct identification of empty houses in order to facilitate the handing over of these houses.

Lack of land is one of the biggest challenges facing housing construction in Tehran. Now the question arises, how is the municipality going to provide the required land? If the municipality owns land, why does it not provide it to the Ministry of Roads and Urban Development to solve the problem of providing land for the construction of national housing to some extent?

If the municipality is counting on its real estate to build housing, it must answer the question whether it is not going to transfer its real estate through the stock exchange. Or is he supposed to have both his properties and to tune the instrument of housing construction with this method?

Construction of housing with municipal facilities

According to the mayor of Tehran’s 2nd district, besides building 5 thousand residential units in Tehran, the municipality is also going to provide facilities to the applicants if needed, although it is not clear where these facilities are going to be provided. Some speculations are that the municipality is probably going to provide these loans. Although Shahr Bank is considered one of the municipalities’ subsidiaries, it should be seen how much facilities this bank has the ability to finance.

By taking a quick look at the provision of housing facilities in banks, it can be seen that in the current situation, banks avoid paying housing facilities for various reasons. Now, it is necessary to see how the municipality can force its own bank to pay the housing facility, which has a relatively high figure.

Attracting investors with the municipal formula

As we know, housing is facing the problem of lack of investors in recent years. Now, the municipality has claimed that it wants to attract investors for the construction of 5,000 residential units. Now the question is raised whether the Commission will use the leverage of Article 100 and facilitate the affairs of mass producers to attract investors?

According to the mayor of Region Two, part of the 5,000 residential units will be built in Region Two if needed. Now the question arises, is there a need to build housing in this area or to identify empty houses?

It is interesting to know that according to the official statistics, there is a significant part of empty houses in Saadat Abad area, that is, the same area where the municipality is going to build houses.

With what logic will the promise of housing construction be made in an area that is saturated in terms of urban development and climate? What goal is the municipality going to achieve with this program?
