Is the role of real estate consultants in determining the price of property / lowering the price of housing true? – Tejarat News

According to Tejarat News, the decrease in the price of the property was due to the move of the real estate market during the past week. Some news also indicated that the reduction in the price of residential units in areas such as Pardis and Parand has spread and even reached Tehran.
One of the main reasons for this price reduction is dealing with real estate companies. It should be seen how much these companies can influence the prices.
Governments are looking for the culprit
In an interview with Tejarat News, Baitullah Satarian, an expert on the housing market, said: In the past 30 to 40 years, whenever governments have reached a dead end, they have looked for the culprit and blamed the problem on others. How much influence can real estate agents have on the housing market of an entire country?
He continued: They always say that their impact is less than 10% and that they can be effective if they act in a unified way throughout the country. Of course, if they want to work on a certain area or block and increase the price of houses, they may be effective by 10-15%.
Housing is a captive of useless assumptions
This real estate expert also explained: Real estate has been a prisoner of these useless assumptions for 50 years, and it has never been successful. The problem is elsewhere. The government is unable to solve the problem and is looking for the culprit. One time they say the real estate mafia, the next day they talk about business and then about real estate consultants.
He continued: Housing prices and rents have never decreased, if something has been said about this, it does not seem true. What has happened these days and what is the magic wand that will bring down the prices?
Satarian explained: For example, housing prices increase by 50% and then decrease by 5%; We cannot say that it has decreased. Of course, it may have decreased in luxury areas where there are no longer customers, but in normal areas where a large group of people are present, the price problem still exists.
Of course, market activists consider other factors to be involved in the reduction of housing prices. Now, due to the decrease in people’s purchasing power and the excessive increase in housing prices over the past year, the demand has decreased drastically.
Finally, since there is no customer for the prices available in the market, the owners and intermediaries have to discount the residential units and sell them at a percentage below the market. However, some real estate companies believe that a lot of time is needed for these discounted units.
Also, housing activists see the long-term perspective of housing prices as increasing. Economist Peyman Molavi had previously stated in an interview with Tejarat News that the average housing price in Tehran will exceed 62 million tomans per square meter in June.
