He said: Have we solved the first issue of land supply in order to implement the national housing movement and build four million housing units? The problem of providing land has not been solved yet. In addition, have we ever considered that, for example, the volume of available ceramic tiles and the amount of cement we produce can cover this amount of construction?
Facilitation according to construction costs
This analyst of economic issues added: “The mere fact that we put credit facilities on the shoulders of banks cannot be called credit management.” The next thing is, what percentage of the housing construction is covered by this facility? For example, with a housing loan in Tehran, you can finally buy a 10-meter house; Therefore, in such a situation, the name of this facility is not a housing loan. The construction loan has the same conditions.
Janjan added: In the form of these new ideas, we should increase the amount of loans for housing. In this situation, we need a series of banking controls and monetary and financial policies to reach our goal. Otherwise, the result of these measures will only be the inclusion of news and the failure to achieve the necessary results.
The mortgage is not defaulted
This expert on economic issues stated about the default rate of housing facilities: Usually, housing facilities are returned because it has added value for the buyer and builder, and according to the inflationary conditions, the price of the housing that is bought or built increases day by day; In this situation, of course, these loans will be returned. The highest return of credit resources is on this issue of housing.
Creating economic prosperity by activating housing construction projects
Janjan pointed out: Facilitation and construction of housing is one of the productive activities. Factories that produce materials needed for housing construction are also prospering in the same way.
