Now the government has replaced the construction of 1,800,000 units in four years with 4 million units. Some of these are also delivered to the people as self-owned projects. But what have been the main problems on the way to the implementation of the national housing movement plan?
Obstacles to building national housing units
The first obstacle faced by the officials to build the units was the provision of financial resources, but in the meantime, another issue arose from the heart of the story; The problem of providing land to build units!
According to the criteria of architecture and urban planning, the land required for the mass production of housing for each family with an average of 3.3 people is estimated to be around 165 meters. Taking into account the allowed ratio of infrastructure to total land and other standards, the national housing movement needs at least 50 thousand hectares of land to build one million residential units every year.
This is despite the fact that, according to the Minister of Roads and Urban Development, 30 thousand hectares of land have been annexed to the cities after two years with expert and technical examination. This distance can only be justified by building high-rises and designing residential complexes.
Farzane Sadegh Malvajerd, the former secretary of the Supreme Council of Urban Planning and Architecture, also stated that 30,000 hectares of land annexed to the National Housing Movement plan has been approved, but not even one square meter of the land of the Mehr Housing Project has been approved by the council. According to him, comparing this amount with the 8,000 hectares of land of Mehr Housing shows the impressive number of lands allocated to the National Housing Movement.
With these statements, a new wave of criticism was sent to the Ministry of Roads and Urban Development, stating that the huge difference between these two numbers is a reason that the amount of donated land is doubtful, like all the promises that have been made in this matter so far; Promises that have not been implemented or have been presented to the applicants half and half.
On the other hand, according to the previous statements of the officials of this field, a considerable amount of land assigned for the construction of the National Housing Movement units is among natural resource lands and outside the cities.
