Low-density government housing approval was announced – Tejaratnews

According to Tejarat News, the Supreme Council of Urban Planning and Architecture of Iran, in correspondence with the governors of 31 provinces of the country, announced the Council’s resolution regarding the general policies of the government to reduce the gross density of residential units of the National Housing Movement.

According to the text of the resolution, it is stated in the text of the resolution: The Supreme Council of Urban Planning and Architecture of Iran, in its meeting dated 21 Shahrivar 1401, followed the discussions related to the supply of land needed by the national housing movement and under the general policies of the government to reduce the gross density of cities and According to the emphasis of the minister and the head of the Supreme Council, the following decision was made to build a residential unit in the minimum possible building density:

1- In the cities where the density pattern of the dominant density zone of the city is based on the approved plan, the criteria for action is one and two-story villa plots, if there is no government land restriction and it is possible to provide infrastructure, the units related to the national housing movement will be independent plots. A one- or two-story courtyard should be built.

2- In other cities of the country, where the average building density of the city is more than two floors, the construction of buildings in residential complexes related to the national housing movement should be carried out according to the building density of the dominant density zone of the city based on the approved plan of action criteria.

According to the criteria announced in this resolution and the conditions set for the construction of low-density government housing in the form of the National Housing Movement Plan, it seems that most of these units will be able to be built in small cities. Because due to the lack of land in big cities and cities, the building density in dense areas of these cities is more than one and two floors.

However, according to this resolution, in cities where the urban development rules are based on the construction of one and two-story residential units and there is no government land limit, the construction of low-density housing will be on the agenda. On the other hand, in this resolution, one of the most important conditions for the construction of low-density housing is the provision of urban facilities and infrastructure.
