New details of the loan ‌‌ / Communication of the National Housing Facility Instruction to 26 banks ‌‌


According to Tejarat News, citing the letter of the General Directorate of Monetary and Credit Operations of the Central Bank Credit Office, the executive instructions for paying housing construction and renovation facilities based on the production jump and housing supply plan were communicated to the operating banks. One thousand billion tomans of housing construction facilities, according to the announced instructions, are obliged to pay the housing share equal to 20% of the banking system facilities.

Based on the details of this instruction, the facilities subject to the Housing Production and Leap Plan will be given to the applicant after the approval of the Ministry of Roads and Urban Development, and the Ministry of Roads and Urban Development is obliged to assign the applicants to receive the facilities subject to this instruction within 10 working days.

Zero percent of facilities to build a leap in production and housing supply

Accordingly, housing construction facilities subject to the law of leap production and housing supply in Tehran equal to 450 million Tomans, in cities with a population of more than 1 million equivalent to 400 million Tomans, in provincial centers 350 million Tomans in other cities of the country 300 million Tomans and in Villages are 250 million tomans.

Accordingly, according to the progress of the project, these facilities will be gradually paid equal to 10% in the foundation and foundation stage, 40% in the skeleton and roof stage, 25% in the hardening stage and 25% in the joinery stage.

The total period of participation and repayment of the facility is equal to 20 years, taking into account a maximum of 3 years of civil participation, and the possibility of gradual installment of the facility can be done at the request of the applicant.

On the other hand, the interest rate of these facilities was in accordance with the interest rate approved by the Credit Monetary Council at the time of concluding the contract, but if the bank’s resources are combined with the National Housing Fund and the government pays part of the interest rate, this interest rate can be reduced. And is applied in return installments.

Installment of construction facilities can be done in the number of only 1 residential unit in the name of each applicant. Also, in case of granting facilities subject to the Housing Production Leap Law, the operating bank will be allowed to issue mortgage bonds within the framework of the regulations of the Central Bank and the Stock Exchange and Securities Organization.
