According to Isna, the Deputy Minister of Roads and Urban Development said: The policies and incentive criteria for the renovation of worn out and inefficient structures prepared by the Urban Regeneration Company were approved by the Supreme Council of Urban Planning and Architecture.
Mohammad Ayini stated: Within the scope of worn out and inefficient urban tissues, increasing density, facilitating parking regulations and architecture, and mixing uses according to four groups are granted with the aim of creating incentives for developers, investors and owners.
Referring to the characteristics of the four groups targeted for improvement and renovation, Ayini said: These groups include integrated regeneration on the scale of urban blocks, renovation on the scale of main neighborhood axes, renovation in the depth of the worn-out urban fabric, and renovation of parts that cannot be assembled.
Incentive criteria for construction in worn out areas
He emphasized: Among the incentives of the first group, we can grant two incentive floors compared to the allowed density of the approved plan, the possibility of allocating the allowed occupation of the ground floor to commercial uses, the possibility of allocating 20% of the unroofed open space of the complex in order to provide part of the required parking spaces. He pointed out the possibility of using the area of non-functioning dead-end roads and the possibility of facilitating the architectural standards, including the way of stacking and facade.
Mohammad Ayini considered the second group to be a renovation on the scale of the main axes of the neighborhood and said: granting a maximum of one incentive floor compared to the allowed density of the approved plan, the possibility of allocating the allowed occupation of the ground floor to non-profit uses subject to the provision of an independent entrance, not including the level of the balcony and terrace in Calculation of building density, reduction of the required parking supply factor to 0.75, subject to the entry of a marginal park in the intersection, the possibility of using the area of non-functioning dead-end roads and the resulting density constitute the incentive criteria of the second group.
Saying that the renovation in the depth of the worn-out urban fabric, the third group includes the goal of improvement and renovation, Ayini emphasized: the incentive criteria of this group are also granting a maximum of one incentive floor, reducing the required parking ratio to 0.75 for each unit, the possibility of building An additional door is aimed at providing maximum parking in worn-out structures and not including the area of balconies and terraces in the calculation of building density.
He clarified: Renovation of unassembled parts constitutes the fourth group of the package of policies and regulations for the renovation of worn-out tissues.
