Price reduction of campus apartments / will the housing market come out of recession? – Tejarat News

According to Tejarat News, field observations show that the government’s direct monitoring of the real estate market in the past few weeks, especially in Pardis city, has reduced property prices. But despite these changes in the campus housing market, what is the current state of the buying and selling market in this area and to what extent have the prices gone through a downward trend?
The rate of reduction in the price of apartments on campus
One of the real estate consultants in this area says: Dealing with some real estate consultants in the campus has caused a significant price reduction in the apartments in this area. Now, an 87-meter apartment, which was priced at 2 billion 400 million tomans in phase 11 until just one month ago, has now decreased to 1 billion 930 million tomans.
Of course, some other owners of real estate companies consider other reasons, including the excessive increase in property prices in this area, as a lack of demand. They also believe that prices had already risen to such an extent that customers no longer had the elasticity to respond to it, and as a result, demand also dropped to a large extent.
Another real estate consultant in the new city of Pardis says in this regard: The prices were increasing excessively recently, in such a way that it became difficult for people to buy, but the price has decreased somewhat in the last month.
He continues: For example, the renovated apartment, which used to cost 4 billion 500 million tomans, has now dropped to 3 billion 900 thousand tomans.
Reducing the demand for housing on campus
Although field observations of the real estate market of new city of Pardis show that the price of residential units in this area has experienced a significant decrease during the last month, but the owners of businesses in this area say that now the buying and selling market is almost closed. They also say that the current recession and reduced demand is another reason for the recent price reduction.
A real estate consultant explains about this: With the supervision that was done on real estate companies, the prices have decreased, but on the other hand, there is not so much buying and selling.
This is an issue that almost all business owners in this area complain about. They believe that until some time ago, especially before Eid, the deals were in a better state, but now it has become very difficult to find an item to buy and sell.
Another real estate consultant in the new city of Pardis also says about this: I bought a unit in Pardis area in February of last year for about two billion and 100 million tomans. I couldn’t find a customer for it when it got higher. Until just 20 days ago, its value reached about three billion tomans and I was forced to sell it for almost 80 million tomans below the fee.
Forecasting the price of apartments in the campus
Now, despite the decrease in prices, we need to see what the price outlook is like in this area, and is now the right time to buy housing in the new city of Pardis or not?
Housing market activists believe that the drop in apartment prices in the past month has provided a good opportunity for buyers of Pardis residential units, and thus now is the right time to enter the housing market in this area.
They also say that based on the experience of the past years, this price reduction is temporary and it is likely that prices will rise again from July onwards, to the extent that some predict the price to rise even up to 500 million Tomans in the second half of the year. This is despite the fact that in the current situation, some owners are even willing to sell their property with high discounts.
