According to Tejarat News, Javad Sadat, adviser to the Minister of Roads and Urban Development in the field of housing, said: The organization of real estate consulting firms is one of the axes of the plan to organize the land, housing and rental market.
He further added: According to this plan, the government punishment organization will be able to monitor the companies and if violations are discovered, these economic units will be sealed and subject to fines. Sadat emphasized: In this plan, the fees of real estate consultants will be separated from the market value of the property and this fee will be determined based on the indicators of the Ministry of Roads and Urban Development.
The Advisor to the Minister of Roads and Urban Development also pointed out that another axis of the land, housing and rent market organization plan is to determine the ceiling or the rate of increase in housing rents by the Supreme Housing Council until the end of May every year, and said: the government can for cities with 50,000 people and above, determine both the ceiling of the rent price increase and the rent price.
He further added: According to this plan, if the owner does not comply with this ceiling, with the tenant’s complaint, the rent amount must be returned to the specified amount, and the owner will be fined 40% of the ceiling that was not complied with.
It is mandatory for owners and tenants to receive surveillance codes
Emphasizing that all tenants and owners should receive a contract for their contracts, Sadat said: In this plan, real estate consultants are required to review the previous year’s contract at the time of drawing up the rental contract, so that if the ceiling set by the owner is not met, introduce them to the tax affairs organization.
According to the adviser of the Minister of Roads and Urban Development, owners who rent their property to families with 3 children or extend their contract for more than one year will be subject to tax exemptions.
The identification of the offending consultants started at the beginning of the year
He announced: The plan to deal with the delinquent real estate consultants has been started since the beginning of the year, and if the plan to organize the land, housing and rent market is approved by the Guardian Council, this will be done more quickly.
The advisor to the Minister of Roads and Urban Development further mentioned the identification of empty houses and said: “We have used the capacity of municipalities to speed up the process of identifying empty houses. Based on this plan, the income from the identification of these empty houses will be returned to the municipalities.”
Sadat also announced the approval of the tax on barren lands in the aforementioned plan.
