The real estate fund was unveiled in the stock exchange organization on November 21, but it was in August 2019 that the formation of this fund was approved in the form of the housing exchange.

At that time, Hossein Selahvazi, a member of the Supreme Council of the Stock Exchange, wrote on his Twitter: “The establishment of the Iran Real Estate, Real Estate and Privileges Exchange was approved at the meeting of August 4th of the Supreme Council of Bourses.”

At the same time, Ali Sahrai, the CEO of the Stock Exchange Organization, said that concessions, projects and land needed for construction will be offered in this stock exchange.

What is buying a housing meter?

Investors can buy housing by the meter and even centimeters by the real estate fund and finally become the owner of the house.

This fund is designed in such a way that it collects capital from multiple investors and helps small investors to make profit in real estate investment and even own a house in the long term.

What houses are offered in the stock market?

It was in October of this year that the head of the Tehran City Renewal Organization said that there are several projects of Tehran Municipality in the sector of selling housing by the meter that people can buy in small quantities.

Seyyed Mehdi Hedayat said: It is both financially beneficial for people and that they can get a house in a certain period of time. Whenever they have money, they can buy a few meters of land.

He also said about housing prices: the projects are known, but the price has not yet been determined; The highest sales per meter of housing will be in regions 10, 11 and 19. Hedayat emphasized: This project is for the low-income sections of the society so that they can become homeowners.

Considering the non-presentation of statistics for the real estate fund, it seems that a major part of the sale of housing meters is from the southern areas of the city. Because it has a cheaper price than other areas of Tehran and it is sold at a lower and better price.

Investment conditions in real estate fund

The first experience of launching a real estate fund goes back to the national pension fund with the symbol “Housing Value”, which was about 30 million ordinary investment units and its secondary trading has started.

This fund was registered on September 27 of this year with a 5-year license, and then its subscription began on October 26 in the over-the-counter market, and reviews show that it has been well received.

It was a relatively good experience for investors and it seems that the real estate fund has a good status among investors and is likely to be successful.

However, the investors of this fund should not hope to become homeowners because each person buys a few meters of a house and it is not clear who will buy the rest of the house. It means that a house can have several owners and in the end no one owns 100% of the house and they only get a small profit from this property!
