Hassan Mohtsham, an expert on the housing market and a member of the board of directors of the Tehran Mass Builders Association, also told Tejarat News: “According to the 1402 budget, in which about 40 percent inflation is predicted, if anyone has the opportunity to buy, it is better to act now.” slow, because with the price increase and inflation that is ahead, housing will be affected by the macro economy and will continue to increase.”

He continued: “Now that it is the beginning of the year 1402 and the effects of the new year’s inflation on housing have not yet shown their ceiling, the purchase will be in favor of the applicants.”

Merchants entering the market

Now, with the recent high prices of housing and the decrease in the power of the dominant buyers, the applicants of this market are those who intend to invest and not settle. Mohtsham explained about this: “Now few people can get the housing they need, because they don’t have the necessary purchasing power, and instead, capital demand enters the market.”

A member of the board of directors of the Tehran province’s mass producers association added: “Until the government directs the economy to production and directs the stray liquidity towards production, these funds will flow to markets such as coins, currency, stock exchange, and housing; “This capital demand is still demand and it increases prices.”

Housing market outlook

Mohtsham also stated about his prediction of the housing market in the coming months: “The housing market is dependent on the overall economy of the country, when the general conditions of the economy are facing inflation, the price of construction inputs increases; This year, the government has also increased wages between 20 and 30 percent. Naturally, service providers also increase the price of services, for example, the municipality has increased its fees by 25 to 30 percent in Tehran.

He continued: “These items, plus the added value, make the price of finished housing higher compared to the past. This situation will eventually be transferred to the consumer.”
