The housing market in the southern regions of Tehran has reached a price equilibrium. A comparison of the annual growth rate of housing prices in the south of the capital shows that the increase in rates in most areas is lower than the average and in general the market in the southern half of Tehran has stabilized.

Two regions in the south of Tehran, which are more prosperous in terms of the number of transactions than other regions, namely regions 10 and 14 in November this year, faced a 30 and 47 percent increase in transactions compared to October, and prices in these regions are 2.9, respectively. Currently, the annual increase in housing prices in Tehran is 17.7 percent, while general inflation has reached 45 percent.

Due to the decrease in construction, the housing market in the south of Tehran is faced with a shortage of new and high-quality files. The high volume of housing supply in the two northern areas of the capital indicates a stagnation in the housing market in these areas.

Surveys show that most of the apartment sales files in Tehran are related to region 2, followed by region one. This is while the region ranks first in terms of the number of transactions. But one-year housing inflation in this region has been lower than in regions 1 and 2.

Region 2 accounts for about 25% of apartment sales files in the entire city of Tehran; While the share of this region in definitive transactions in November 1400 was announced at 8.3 percent, which indicates an oversupply in this region.

In District 5, as the most traded area of ​​the capital, the price growth compared to November last year was only 7.3 percent. The average annual price increase in the whole city of Tehran was 17.7%.

Therefore, according to the report, in November 1400, the average price of one square meter of housing in Tehran was 32 million and 9 thousand tomans, which has increased by 1.2 and 17.7 percent, respectively, compared to the previous month and the same period of the previous year.
