Strange cost of getting a mortgage

The most expensive transaction of housing facility bonds was in the symbol of TSE 9905 (housing bonds of August last year) with the price of 86,600 Tomans per bond and the cheapest transaction was in the symbol of TSE 9906 (housing bonds of September of the previous year) with the price of 78,515 Tomans.

The highest number of bonds sold in today’s transactions also belonged to the two symbols TSE0006 and TSE0007 (housing bonds of September and October this year) with 31 thousand 28 thousand 525 sheets, respectively.

What makes bonds expensive?

Some economists say that the reason for the increase in the price of housing bonds is the increase in demand for these bonds due to the increase in the ceiling of housing facilities since the beginning of October this year and the increase in movements in the housing market.

However, according to the Central Bank’s report on the housing market situation in October this year, the number of housing transactions was 5471, which compared to the previous month (September this year) with 7789 transactions, a decrease of about 30 percent; However, some field reports indicate a sharp decline in the purchasing power of housing, but due to the turmoil in other markets, the revival of capital purchases in the housing market, especially by increasing the ceiling of housing facilities in the specialized bank in this sector.

The cost of receiving a mortgage is equivalent to an 80 million fake loan!

At present, applicants for housing facilities for Tehran couples up to 480 million Tomans must purchase 960 sheets of 500,000 Tomans, which, taking into account the average price of each sheet of 82,000 Tomans, 78 million and 720 thousand Tomans will cost to receive these facilities.

Meanwhile, the ceiling of Jaaleh housing facility, which is part of the mortgage loan, is 80 million Tomans, and therefore, mortgage applicants, equivalent to about one Jaaleh loan, must pay the cost of receiving these facilities.

Also, the ceiling of single mortgages in Tehran is 280 million Tomans, and the applicant must buy 560 papers worth 500,000 Tomans, as a result of which the cost of receiving these facilities will be 45 million and 920 thousand Tomans, including the average price of each bond is 82 thousand Tomans.
