According to Tejarat News, more than 15 years have passed since the start of the huge Mehr housing project. A project that was supposed to fix the chaotic housing market in the 80s, but some of its units have not yet been delivered and its completion is entrusted from one government to another.
Based on the data of the Ministry of Roads and Urban Development of the 13th government, measures have been taken in this field. Khalil Mohabbatkhah, head of Pardis New City Development Company, told Bazar Analysis: Housing workshops in Pardis New City have been activated again, and in this regard, 10,000 units in the form of Mehr housing are ready and in the near future with the presence of the President Applicants will be delivered.
He added: 19,000 more units of Mehr housing will remain in the campus, of which 12,000 units will be completed by the end of the year and another 7,000 units will be completed and delivered to applicants next year.
Reduction in the price of apartments on campus
Mohabbateh Khah also said about the decrease in the price of housing in the campus: in the last three months, we have seen a 25% decrease in the price of housing in all phases in the campus.
He said: The activation of housing construction workshops, which were inactive for several years, along with the identification and sealing of unauthorized real estate consultants, has been one of the most important reasons for the decrease in housing prices in this city.
The supervisor of the new city development company of Pardis, referring to the identification of 110 unauthorized real estate consultants in the campus, said: 56 of these units have been sealed, and this process will continue.
The field observations of Tejarat News show that along with the market stagnation, the process of property price reduction has also started in different phases of the campus.
One of the real estate consultants active in the campus area has explained about this: “The market has been in a state of stagnation for some time now and there are rarely any transactions. This has caused some sellers who need their money to sell the property below market value. This process will eventually put the prices on a downward path.
Another real estate consultant has a retrospective view of this incident and said: “Last winter, people were eager to convert their capital into apartments, and many of them chose the campus area.”
He continued: “This increase in demand caused a shortage of residential units for sale, and as a result, a price bubble was created in the housing market of the new city of Fardis.” “The price bubble is shrinking now with the recession in the market, and it has caused the prices to approach their real limits.”
