The difference in housing prices in 4 metropolises with Tehran – Tejaratnews

According to the report of Tejarat News, the investigation of the housing market of 4 major cities of the country warns of the danger of the consequences of real estate inflation in the capital for the future of these cities.
The latest surveys of the real estate market of four major cities of the country, including Karaj, Mashhad, Isfahan and Shiraz, show that the market situation of these cities has at least three major differences with the conditions of the capital, which could spread to these cities if the real estate inflation in Tehran continues.
Less housing inflation in these metropolises compared to Tehran, less stagnation of construction compared to the capital, and the presence of consumer demand and even first-home buyers in the metropolitan housing market, against the exclusion of a wide range of consumer and first-home buyers in Tehran, these three are important differences. These three differences ultimately convey an important message to policymakers; that the continuation of inflationary conditions in the capital’s housing market can in the not-so-distant future make the metropolitan housing market face exactly the conditions that have been created in the capital’s housing market.
Examining a large number of files submitted to the market for the sale of residential units in these metropolises, as well as the statements of real estate agents active in these cities, shows that although the situation of stagnation and inflation in the housing transaction market of the mentioned metropolises is still not as severe as the inflationary stagnation of Tehran, there is a risk of changes. In recent months, the housing of the capital is also lurking in the housing market of these metropolises.
Intermediaries active in the housing transaction market of the most demanding and consuming areas and neighborhoods of these metropolises, in explaining the current situation of their housing transactions, announced: the recent developments in the housing transactions of Tehran, which has made this market face severe inflationary stagnation, have not yet reached the housing market of these metropolises. But if the conditions of stagnation and severe inflation in the housing market of the capital continue and the policy maker does not think to control and organize this situation, with a time interval and in a not too long period of time, we can expect these conditions to affect the housing market of other cities, especially metropolises and cities. Boghor also spread and face them with severe inflationary stagnation.
Of course, these intermediaries emphasized: this does not mean that the real estate market of these metropolises is not suffering from inflationary stagnation right now; Inflationary stagnation also exists in the housing market of these cities, but its extent, intensity, depth and dimensions are significantly less than the capital city.
From the middle of the second half of last year until now, under the influence of currency fluctuations, general inflation and intensifying inflationary expectations in the city of Tehran, the price of residential units grew steeper than in the first half of the year. Although the Central Bank and the Statistics Center of Iran, as two important and official authorities that publish statistics and information related to developments in the housing market of Tehran, have practically stopped publishing official statistics on prices, inflation and the volume of housing transactions and their changes since the winter of last year, but the research results The field shows the increase in housing price growth in recent months.
This issue is clear not only by comparing the suggested prices included in the files supplied to the housing market and comparing it with the previous price levels, but it is also confirmed by the statements of real estate brokers active in different areas of Tehran.
The significant growth of housing prices in Tehran in recent months, in the absence of official statistics, according to real estate brokers active in the capital, has led to the withdrawal of a wider range of housing buyers from this market.
However, new research on the real estate market of these four metropolises shows that real estate inflation in the last one year in these cities has been significantly lower than the capital’s real estate inflation. That is, the growth rate of housing prices in the four metropolises of Karaj, Isfahan, Shiraz and Mashhad was much lower than the growth rate of housing prices in Tehran in May of this year compared to May of last year.
The average price per square meter of an apartment in these four metropolises has increased between 30 and 40% in May of this year compared to May of last year; Unofficial statistics indicate that this increase was much lower than the growth rate of housing prices in Tehran during this period.
However, real estate brokers active in these metropolises declared: Since the developments in the real estate market of Tehran, including changes in the volume of transactions and especially changes in the price and level of real estate inflation in the capital, spread to other cities and metropolises with time intervals, If the current inflammation of Tehran’s housing market continues, the housing market of metropolitan cities will also be threatened by the increase in the depth and intensity of the inflationary stagnation.
