According to Tejarat News, the National Housing Movement or the Leap of Housing Production Plan is one of the plans of the 13th government to house the middle and low-income sections of the society. This plan was delivered to the Ministry of Roads and Urban Development last year.
According to the promises of the government, one million apartment units will be built annually during the four years of the President’s presidency. Earlier, the Minister of Roads and Urban Development announced that 100,000 National Housing Movement units will be delivered to applicants by the end of September this year. In addition to this, the increase in the price of these units in recent days has led to a drop in applicants. Considering the country’s inflation situation and the unbridled increase in the price of construction materials, to what extent can we hope for this to happen?
Can we hope for the realization of the national housing plan?
Farshid Ilati, an expert in the field of housing, said in a conversation with Tejarat News: “The government is trying to achieve this goal by adopting some reform policies.” Among these policies is handing over land to applicants; So that people can gradually build on the land. If this issue is pursued, the government will probably be able to realize this plan.
He pointed out: Currently, some lands that the government assigned to a number of executive bodies are unused. For example, 70% of the lands of Azad University in different cities of the country are empty and unused. If these similar surplus lands are included in the construction cycle of the national movement, the government can implement this plan in quality lands and perhaps in the best parts of the city.
Failure to use the capacity of mass producers
In response to the question why the government did not use mass builders well in this process, this expert said; He said: “The government has no choice but to use the capacity of mass builders to achieve this goal because it does not have the ability and potential to create construction companies.”
Loss of applicants due to price increase
Regarding the increase in the price of national housing units, Ilati said: definitely, the increase in prices can cause a drop in applicants.
He added: If the government can properly manage the issue of chain financing and facilities, the price of construction materials will probably decrease by 30% in the projects of the National Movement.
Will the national housing movement suffer the fate of Mehr housing?
In the end, this housing expert said: There is no possibility in this matter. But the dimensions of this project are bigger than the Mehr housing project.
He said: The government should learn from the positive and negative points of that project and form a coherent management team in order to realize this plan.
