The hands of the first-timers were cut short from the housing market! – Tejarat News

According to Tejarat News, one of the main groups for whom the high cost and inflation of housing creates the greatest obstacles are the first-time homeowners. The majority of them are couples who need a shelter to start their lives, which now has become a dream in the country.
The statistics published by the Civil Registration Center show that 199,727 marriages have been registered in the country by the beginning of August this year, if the growth rate continues in the same way, about 600,000 marriages will take place in the country by the end of 1402. It means the formation of 600 thousand new demands in the housing market by the end of 1402. But with the current conditions, can the housing market respond to this created need?
Stagnation in construction and lack of housing
The problem of high prices and inflation has not only affected the purchasing power of people and the real estate transaction market, but has also plunged housing construction into recession for years, and many mass builders are no longer willing to build. The situation in 1402 is practically in a worse condition and the latest report of the Iranian Statistics Center on the issuance of construction permits is also a proof of this.
The statistics of construction permits issued during the spring of 2012 show that the units built during this period have decreased by about 28% compared to the last season, and it can be said that the housing market is currently facing a shortage of supply.
Also, Tehran Municipality has issued 1,389 construction permits in the spring of 1402, which is a decrease of 23.9% compared to the previous season and an increase of 88.7% compared to the same season last year.
The total area of infrastructure in building construction permits issued by Tehran Municipality in the spring of 1402 amounted to 1,672,000 square meters, and compared to the previous season, it decreased by 29.1% and compared to the same season last year, it increased by 48.4%. The average area of the infrastructure of this category of butterflies in the considered period was 1,204 square meters.
Population youth plan
The second part of this dark scenario for housing applicants is the plan to rejuvenate the population and encourage marriage. This plan has been one of the main policies of the President’s cabinet since the beginning of the 13th government, and this is despite the fact that the government cannot even meet the current needs of the people for proper housing.
The plan of the National Housing Movement has been suspended for more than two years and the government’s promises one after another in this field have been empty. The number of delivered units of Mehr housing is not enough to satisfy many people in this regard.
Decrease in people’s purchasing power
The third part of the chaotic housing market scenario comes back to the issue of prices and people’s purchasing power. According to the data of the Statistics Center of Iran, which was recently published after several months of silence, in September this year, the average housing price in Tehran city reached 77 million tomans per square meter, and according to that, a Tehrani couple needs to spend more than four billion to buy a 60 square meter apartment. and spend 500 million tomans; While the salaries of the Ministry of Labor this year do not even reach eight million tomans, and providing housing is considered one of the basic needs of couples!
Therefore, it can be said that the issue of increasing population and encouraging marriage is also based on the long-standing habit of governments of planning, without considering the infrastructure, and in practice, it affects the country’s economy.
