The housing market has stagnated in most areas of Tehran, and Narmak neighborhood in the east of Tehran is one of the neighborhoods that is in recession. Of course, the suggested rates announced by some owners and real estate consultants sometimes do not follow a certain region.
For example, today in Narmak neighborhood, a newly built 73-meter apartment is priced at 9.2 billion tomans, while another newly built apartment in the same neighborhood with an area of 100 meters is sold for 9 billion tomans. Meanwhile, the 100-meter unit has far more suitable conditions in terms of landscape and facilities compared to the 73-meter apartment.
This comparison can be a small indicator of the irregular pricing that some real estate agents encourage. Of course, the role of factors such as inflationary expectations, lack of newly built apartments, and market confusion caused by the lack of accurate estimation of economic conditions in these price conditions are not unaffected.
