According to Tejarat News, unprecedented housing inflation in the country has opened its way to Chabahar in the last few months. According to the locals, housing prices in this area have skyrocketed compared to the surrounding cities, and in some cases can even be equal to housing inflation in Tehran.

It is natural that the high cost of housing has put the rent on an upward path, and now people have problems not only buying housing but also renting a small house.

The increase in housing prices in Chabahar in 1402

According to one of the active real estate consultants in Chabahar, after the recession of recent years, housing prices in this city have grown significantly. For example, the price of a newly built apartment with an area of ​​125 meters, which is located on the second floor of a building, is five billion and 800 million tomans. This real estate consultant tells Tejarat News: “Before Eid, he sold a unit in the same building for about 32 million tomans per square meter, now this apartment costs 47 million tomans per square meter!” “Buying newly built apartments has become a dream for local people.”

In other words, this apartment has experienced a 47% price increase in two months. The average size of houses in this city is about 100 meters, and according to knowledgeable sources, due to the increase in housing prices, people who preferred to live in villas have now been directed to buy apartments.

Another operator of this market explains about the price increase in the past few months: “The price of housing has experienced a rapid growth before Eid, for example, a house that at the end of last year was 23 million tomans per square meter, during these two months it was 29 million tomans per square meter. A million tomans has been reached. Before Eid, our company sold a 100-meter apartment in the city itself for 2 billion 300 million tomans, now the same apartment costs 3 billion tomans.

In this regard, he adds: “Some files that are larger in size may have increased in value by up to one billion Tomans.”

The increase in housing prices made the people of Chabahar unhappy

The recent increase in housing prices in Chabahar Free Zone has reduced people’s ability to provide shelter in this deprived area and has brought many problems to them.

One of the natives of this area told Tejarat News about this: “With these prices, the ability to buy a house has been lost for a large group of locals. This problem has caused many people to settle in nearby cities, where they have neither electricity nor water. Their only source of water is a small tanker that they have to pay about 500,000 tomans each time to fill it.”

The only ocean port in Iran now has the largest marginal population in the country. According to the officials, 60% of the population of this port live in 330 hectares of land on the outskirts of the city, including the areas of Jangulak, Kamb Moradabad, Ramin, Osmanabad, Mirabad and Noukabad.

In Mirabad region, more than a thousand families live in these huts and sheds without basic facilities, especially sanitation. People who, in addition to not having a house, also do not have a birth certificate, and it seems that with this situation of price growth in the city, their number will increase in the future.

Migration process to Chabahar

An increase in demand in an area, if it cannot be adequately responded to, is one of the factors that can fuel the growth of housing prices; Some consider this factor to be involved in the housing inflation in Chabahar.

Now it seems that in addition to the presence of Afghan businessmen in Chabahar, people from all over the country have also gone to this area to continue their lives or at least settle for several years.

Another native of Chabahar explains about the reason for this migration: “The existence of petrochemical companies and water desalination plants in Chabahar and the need for labor are among the reasons for the desire to migrate to this area, and now every day the number of people who come to this area for work adds.”

Lack of land for construction in the villages around Chabahar

Meanwhile, there are other reasons for increasing housing demand in the city. An informed source in this regard says: “Most of the lands in the villages around Chabahar are owned by the government and it is not possible to build on them, which has resulted in a lack of housing for living in them.” In this way, people have recently been directed towards the city.”

He adds: “This is despite the fact that there are not enough land and houses for this demand in the city for similar reasons, and this issue is another pressure factor for the housing market.”

Housing price growth and inflationary expectations increase

A real estate consultant who works in Chabahar city introduces another reason for the growth of housing prices in this area. In this regard, he says: “Along with the increase in demand, the relative growth of prices and the general state of the country’s economy in the last few months, people’s expectations of prices have also increased. “They are now setting prices for their property that the companies won’t accept, but what can be done?”

Investment of Afghan businessmen in Chabahar housing market

Moinuddin Saeedi, the representative of the people of Chabahar, has recently claimed that one of the most effective factors in the increase of housing prices in this area is the arrival of Afghan investors in Chabahar and the increase in their demand to buy housing in the free zone.

This issue is confirmed by other housing market activists in this city. One of the owners of real estate companies explains to Tejarat News in this regard: “Due to the unfavorable conditions in Afghanistan after the arrival of the Taliban and the uncertainty that exists, buying apartments for investment in Chabahar has gained many fans among Afghan businessmen these days.”

In line with the growth of inflation in recent years, housing prices in the country have experienced an increasing growth, and according to experts, the average per meter residential unit in Tehran has exceeded 60 million tomans. But in the case of Chabahar, it seems that in addition to macroeconomic crises and the presence of Afghans in the market, a number of other local factors are also involved.

In this case, Saeedi has stated that the area of ​​the Chabahar Free Zone, which covers the city, has been effective in increasing prices, and the result of these factors, plus the presence of Afghan investors, has caused a strange inflation in the housing and real estate sector in Chabahar.

The risk of population explosion in Chabahar

The residents of Chabahar believe that various factors, including those mentioned in this report, have been the driving force behind the growth of prices. Also, the bright economic future in Chabahar region under the influence of factors such as the increase in the transit share of this free zone has been a reason for directing the population to this region. The population that Chabahar can’t accommodate with its current capacity, and in addition to overflowing, it has caused the price of property to rise to the same level as some big cities and make life difficult for the native residents of this free zone.

Meanwhile, it seems that despite this inflationary bubble and rising prices, no demographic planning or plan for the future generation has been considered for the natives and old residents of Chabahar. Natives who have been deprived of minimum facilities by living in the region of Sistan and Baluchistan before, and this situation can put their conditions in a more difficult field.
