The mortgage of a bed in the dormitory is 300 million tomans! – Tejarat News

According to Tejarat News, self-governing dormitories and boarding houses have replaced independent residential units in the past years for those who could not afford the rent.

But now, in line with the rise in housing prices in Tehran, the rent of these boarding houses has also increased, and it seems that renting these beds is no longer an easy task for the applicants, and their hands have been cut short in providing a quality environment!

Full mortgage of 300 million tomans for a single room

The supervisor of one of the hostels in the Jordan region says: “The monthly rent for our single room is 10 million tomans, and you have to pay the mortgage for the same price.”

He also explains about the facilities of this room: “Most of these rooms are on the upper floors, their bathroom is shared, and the building does not have an elevator. If you have the financial ability, with a full mortgage of 300 million tomans, there is no need to pay rent.”

The supervisor of the dormitory also mentions that the area of the room is less than 9 meters, while there is a bed, wardrobe and refrigerator in the same area. Even for a room with three beds, without windows and with shared bathroom and kitchen, you have to spend up to six million tomans per month in this hostel.

One of the residents of the boarding houses says about the single rooms: “I have been living in these dormitories for two years, and even though the single room has more private space, most of the time it feels suffocating because of the cramped space unless it is exceptional!”

The noteworthy point is that an applicant must pay 10 million tomans per month to rent a space of less than 9 meters and with minimal facilities. This year, the basic salary of a worker is 5 million 300 thousand tomans and the housing fee is 900 thousand tomans. has been

The cost of a room in the city center

In general, the cost of these rooms can be seen as a function of the area, the number of beds and the facilities available in it. The lower you go, the lower the prices, but still not affordable. A single room with the facilities of a suite in Keshavarz Boulevard now has a monthly rent of eight million and 500 thousand tomans.

The owner of this hostel says: “The high price of this room is due to the presence of a kitchen and a bathroom in it, otherwise the rent for a single room in another of our hostels in Vanak is seven million tomans, and the price of the same room without these facilities on the boulevard “The farmer will be reduced to 6,500,000 tomans.”

There are also cheaper rooms in this range. For example, a dormitory rents a 6-meter room with one bed for 4,800,000 Tomans, a four-bed room costs 3,150,000 Tomans, and a five-bed room costs 2,850,000 Tomans.

The director of this hostel says: “The facilities of all the rooms are the same; A bed and a wardrobe for each person. If you can afford it, you can also pay an amount as a mortgage; For example, the resident of our single room now pays 102 million tomans and rents 2 million 220 thousand tomans a month.

He also considers the area of four-bed and five-bed rooms to be 12 meters; It means that in the best case, a person has only one to two meters of space to live in addition to his bed!

The reception of Snap drivers from self-governing dormitories

A boys’ dormitory in Ostad Moein area has only a few rooms and its prices are more reasonable than in the city center. This hostel charges 2 million 500 thousand Tomans for a four-bed room, 2 million Tomans for a 6-bed room, and 1 million 500 thousand Tomans for an 8-bed room. But this room has 12 meters of space!

He says: “Toilets, bathrooms and kitchens are shared on each floor, and the facilities of the rooms are no different.” Most of the residents of our dormitory are restaurant workers and SNAP drivers who have come to Tehran from other cities and do not have the ability to pay in advance or live permanently in Tehran and are constantly commuting.”

With the economic crises of recent years and the bad living conditions and work in small cities, now there are many people who come to Tehran for service jobs at least a few days a month, alone and without family, so that they can meet the living expenses.

Internet taxi drivers also have impressive statistics. If they can’t afford to rent these rooms, they sleep in cars at night without any facilities for several days.

The difference in the cost of beds

Renting a bed on the lower floor in these rooms is one of the challenges faced by the residents, and as it seems, in some dormitories, an amount of 200 to 300 thousand Tomans more than usual is considered for it.

One of the students who stays in these dormitories says: “Shahrivar and Mehr Pik are moving, and as soon as you move late, you won’t be able to get a suitable place anymore, and you can’t count on the bottom bed either. “I myself have a fear of heights, and I pay two million and 500 thousand tomans to have better access to the room, while they pay two million and 200 thousand tomans for the same bed above me.”

Also, rooms with flat and single beds cost about 500 thousand Tomans more than rooms with bunk beds.

The residents of these hostels have to pay more than usual for a bit more facilities and private space; A cost that most of the residents cannot afford and they have to lower their quality of life to a great extent.

The cost of arriving late to the hostel

Most of these hostels, especially for girls, have a set check-in and check-out time that varies between 6 am and 12 pm, but traveling outside of this time frame will incur a fee for some.

Some renters say that it is okay if they coordinate with the hostel manager in advance, but otherwise they have to pay a fee. Others will be fined in any case; 200 thousand tomans for the first night, 300 to 400 thousand tomans for the second night, and thus the fine will increase.

With all these conditions that have been said, to what extent are people’s satisfaction with these hostels?

The quality of self-governing hostels and boarding houses

In general, it can be said that the residents of these rented rooms are not very satisfied with the quality of their residence. They have to deal with a lot of problems for the considerable amount they pay from their salaries.

One of the tenants of these rooms, who previously lived in a dormitory near the city center, explains: “Living in these places is very difficult, you have to live with people you sometimes have nothing in common with, and the quality of life and personal space are extremely low. Is.”

He adds: “In the previous dormitory, I paid two million and 500 thousand tomans for a room under the ground floor with a low ceiling and five beds in the center of the city, while the bathroom was also located in the yard and in addition to the lack of water Because the building was old and not renovated, all the doors were broken.”

In addition to all these things, the issue of prices is also a double pressure on the shoulders of those who prefer to live in these shared places under different conditions.

Another one of these residents explains: “The dormitories in the north of the city have become very expensive, as well as the dormitories in the center and down, which are not of good quality in many ways; “Those who can get mortgage money rent small apartments in the center and east of Tehran for three or four people with the children of the same dormitory, but we, who do not have mortgage money, have to build under the same conditions.”

“Don’t look at the pictures in the ads,” he continues. Most of them are unreal and the situation is much worse, if one is looking for a better place, he has to rent a dormitory in a better area, which is not possible with this rental situation.”

The field research of Tejarat News shows that the common areas of these dormitories are cleaned daily, but due to unprincipled spraying, a large number of these places are under the attack of insects such as bed bugs.

Demand for renting self-governing dormitories

Some people consider it normal that with the increase in the mortgage price of apartments in Tehran, the demand for these settlements will increase. As far as some of the owners of these units say, with the beginning of the transfer rush, the beds fill up quickly. During the year, a bed does not remain empty for a long time.

One of these people says: “After the establishment of the first dormitory branch, when I saw the increase in demand for these rooms, I started to expand my branches and now I have about 53 dormitory and boarding house branches throughout the city; From Tajrish to the revolution. With the establishment of the new branch, after the beginning of the year, we had 1,100 empty beds, and almost all of them have been filled in less than two months.”

He also explains about the rental of these dormitories: “Naturally, with the increase in the price of all items in the country, the rental price of these rooms has also increased. Since the beginning of the new year, the prices of beds have increased by about 20% and eventually by 30%, although some hostels may not have applied this increase because the main price growth starts with the beginning of September and October.

But with all the things that have been said, there are still people who had rented a house even before this, and now with the increase in prices, they are forced to move to these hostels. Some consider it more economical to rent a bed due to its proximity to work and education, which is located in a luxury neighborhood.

In general, not having enough mortgage money, suitable facilities for furnishing and side costs of a house are the main reasons for living in these dormitories; Low quality residences that if inflation is not controlled and rent increases in the future, it will be difficult to provide it especially for immigrants to Tehran!
