The Central Bank announced 2 days ago: in the notification circular No. 01/34031 dated 12 May this year to the operating banks and following the previous correspondence regarding the amendment of the executive instruction on granting housing construction and renovation facilities, the subject of the Housing Production Leap Law, according to the decisions taken by the Monetary Council. The validity date is May 6 of this year:
Housing deposit assistance facilities at the rate approved by the Monetary and Credit Council, maximum repayment period of 5 years, in individual ceilings of 60, 45 and 35 million Tomans in Tehran, provincial centers and cities with a population of more than 200,000 people and other cities, respectively, and from bank sources 4) The law of jump in housing production should be paid in the total ceiling of 40 thousand billion Tomans in 1401.
The Central Bank further emphasized: the method of introducing the eligible applicants to benefit from the mentioned facilities will be by the system of the Ministry of Roads and Urban Development, so it should be duly notified to the relevant executive units and the performance related to this bank should be sent.
According to Tasnim, 48 hours have passed since the announcement of the Central Bank that the Deputy Minister of Housing and Construction of the Ministry of Roads and Urban Development has not yet taken the necessary action in the “comprehensive system of housing support projects” at saman.mrud.ir.
Meanwhile, the relocation of tenants in the housing market has started earlier than usual. Tenants are increasingly under pressure these days, especially in metropolitan areas, with high prices being demanded by landlords. Accordingly, it seems that the Ministry of Roads should speed up in this regard.
According to Tasnim, during the last 2 years, tenants could apply for a mortgage loan by referring to the system of the Ministry of Roads and Urban Development. The loan, of course, was slowed down at some point in time due to the strictness of some banks.
It is not clear what guarantees must be provided by the tenants to receive the 60, 45 and 35 million Toman housing loan loans. One of the significant actions of the 13th government is to increase the number of banks and institutions to pay deposit loans. In the previous government, 15 banks and institutions were in charge of this task, but this year, 20 banks and institutions have increased.
According to a decree issued in 1999 by the National Corona Headquarters, the mortgage loan could be paid in two ways; One is that it is given to the landlord and the tenant pays the interest and commission within one year (13% interest) and the other is that the loan is given to the tenant and the installments are paid at a 12% interest.
One of the good things that happened in 1999 was the payment of a deposit loan of 15 million Tomans with a promissory note, which the tenants could easily accept and did not get involved in the troubles related to bringing an official guarantor and so on.
