According to Tejarat News, according to the reports published by the Central Bank and Statistics Center of Iran on the number of housing transactions in different areas of Tehran until last year, Panj area was always known as one of the most popular areas for buying and selling residential units.

The real estate companies of this region believe that having apartments with low or medium size in Ferdous Gharb Boulevard, Ferdous East Boulevard, Janat Abad, Ayatollah Kashani Street and some other areas of this region is like having cash and the probability is very low that the number of transactions in This area will reach zero.

Real estate experts active in this area know that the price ceiling of each meter of a residential unit with a maximum area of 85 meters is about 150 million tomans! Until this January of last year, the average price per meter of a residential unit in district one of Tehran was set at around 100 million tomans, but now the purchase of newly built units in district five has exceeded 100 million tomans per meter!

Now, a search in the advertisements shows that the price of a newly built residential unit in Hamila area, with a size of only 52 meters, is seven billion and 800 million tomans; The equivalent of 150 million tomans per meter!

One of the real estate advisors of this area says about the state of transactions these days: “Buying and selling in this area had better conditions from April last year to May this year, but now, even though it may be more lively than the rest of the areas, it is a little There has been a drop.”

Tehran stock market districts; Attractive for investment

Real estate market activists recognize some areas of the Panj district as Tehran’s stock market areas; Stock market areas are neighborhoods where there are still buyers even during a market downturn. Mass builders also show more desire to build in these areas. The construction and population overflow to this area has intensified especially after the revolution.

The level of enthusiasm of property buyers and sellers in the region 5

The market situation and price outlook always cause different behaviors in the housing market actors. If, based on the general state of the economy, homeowners feel that home prices will increase in the coming months, they will delay selling their property, resulting in reduced supply.

On the other hand, buyers with an upward perspective will think of buying faster to buy the property they want at a lower price.

Another real estate consultant in District 5 of Tehran municipality explains about the behavior of traders in the housing market of this area: “As the behavior of clients to our company shows, considering the general situation of the society, sellers are now relatively eager to sell their properties.”

He continues: “This enthusiasm, plus issues such as capital gains tax, has increased the supply of residential units, resulting in more affordable options and prices available to buyers.”

As mentioned, the increase in supply may not reduce prices in an area, but it makes the options available to buyers more diverse, and as a result, buyers – especially consumer buyers – can experience a better and more economical purchase.

Housing market activists in this region also believe that residential units can be found at a more reasonable price in areas such as Cooperative Blvd and Janatabad North, and apartments in Hamila and Jantabad South have higher prices.

Why is region 5 one of the most popular regions?

The convenient access of the Panj area to some high-traffic areas of Tehran can be considered one of the main reasons for the booming housing transactions in this area.

This area has very good access to important highways such as Hemat, Hakim, Abshanasan, Bakri, Sattari, Sheikh Fazlullah, Lashgari, Ashrafi Esfahani and Jinnah.

This area is also bounded by the Alborz mountain range from the north, Shahid Lashgari highway and Azadi square from the south, Ashrafi Esfahani highway, Mohammad Ali Jinnah highway and zone two from the east.

On the other hand, the construction fabric of this area is relatively new and modern due to the large migration to it in recent years, and it has a younger demographic composition than some areas of Tehran.
