Real estate consultants in this area believe that phase 11 is more suitable for buying and selling; Because they have better access, more non-deliverable blocks and, as a result, higher liquidity.

The characteristics of the residential units in the 11th phase of the campus

Phase 11 units are usually 87 meters long and have a lifespan of three to four years. Features such as block, delivery or non-delivery, north and south can be seen as determining the price of these units.

The units in this phase of the city were built by a Turkish company called Kuzo, and the market activists of this area say that the apartments in this section are more resistant. Of course, this is while the field observations show that the details of the building have not been well observed in these residential units.

Undelivered housing units in the campus

Phase 11 of New Campus City consists of five zones or neighborhoods, and zones two and three have the largest number of undelivered units. According to the field data in zone two, only about 20 to 30 units of all the built units have been delivered, and the rest are still uninhabited due to incomplete branching and landscaping in these areas.

The government has promised that all Mehr housing units will be delivered to the people this year, but the housing market activists of this region believe that the government has made several promises regarding the delivery of residential units and cannot hope for a specific time for the delivery of the units.

The price of residential units in the campus

The floor price of each residential unit in phase 11 is equivalent to 21 million and 800 thousand tomans and the price ceiling is about 40 million tomans per meter. In this way, you can buy a residential unit in the new city of Pardis with a price of one billion and 900 million tomans up to three billion and 500 million tomans.

Now, an apartment built in 1401, which is located on the ground floor of a building with an elevator, costs 1 billion 990 million tomans, or in other words, 22 million 350 thousand tomans per meter.

The price of another apartment with the same age in the fourth zone of this phase has been set at two billion and 630 thousand tomans. It means 29 million and 550 thousand tomans per meter.

Another ad in this phase also shows that a one-year-old apartment costs 40,800,000 tomans per square meter and 3,550,000,000 tomans in general. In general, all the buildings in this area have warehouses and elevators due to their low lifespan and the number of high floors they have.

Elimination of the secondary transfer fee of Mehr Pardis housing

But another item has strengthened the attractiveness of Pardis residential units for investors these days. Khalil Mohabbatkhah, the CEO of Omran Shahr New Pardis, has announced that the receipt of any secondary transfer fees for Mehr housing units has been canceled and the applicants should report the matter to the Omran Company if they see the receipt of fees.

Mohabbateh Khah said: The secondary transfer with the approval of the Board of Directors of Imran Pardis Company and the orders of the Faradasti authority for housing in the past years, which reached 38 million Tomans, brought the dissatisfaction of the applicants.

The CEO of Imran Shahr Hadid Pardis has stated that the clients expressed their dissatisfaction with the transfer fee and announced: With the actions and decision to satisfy the people and reduce the housing price, the formal transfer and receiving the secondary transfer fee has been removed.
