According to Tejarat News, the high cost of housing and the increase in the cost of construction have hit people’s bones. It seems that the buying and renting of condos for living has gone up in the last few months; Condos, which eventually reach 20 meters in size and sometimes do not have the minimum standards for living. These same connexions, however, have witnessed price growth in line with the inflation in the macro economy.

One of the sellers of these condominiums, who operates in the Azadegan highway, says: “The demand for condominiums has doubled compared to the last four or five months, and among the buyers there are those who want them for living. “The price of these condos has increased by seven to 10 percent since the beginning of the year.”

He explains about this: “Some of these buyers have their own land or a garden to put these condos, while others even have to rent land or an area to set up.”

How much is the rent of the condo?

The builders and sellers of kennels say that in the meantime, some of them cannot afford to buy these temporary housings and finally request that the workshops rent the kennels to them.

Another of these producers says: “Just a while ago, one of our customers stated that he could not afford to buy a warehouse and insisted that we rent one of the warehouses to him if possible, so that he can dispose of waste in a 20-meter warehouse in front of our workshop. And can read and live in it at night. “My offer for rent was 20 million tomans mortgage and 4 million tomans monthly rent, but I gave up due to lack of sufficient guarantee.”

Examining the advertisements in this field shows that with smaller amounts, you can rent condos in different sizes, different uses and different cities; An amount between one million and three million tomans for rent and less than 10 million tomans for mortgage.

Another person who rents containers and sheds for storage says: “With this cost of building materials and permits, construction can no longer be done. The house has become so expensive that people can’t afford it even if they just want to have a place to relax! Now there are some people who suggest that they can rent shanties in the same area of ​​our warehouse so that at least they have a place to sleep at night, but we do not accept; There is no water and electricity here, and on the other hand, it is a big responsibility and it is not worth the trouble.”

Installing a shed instead of building

The latest data of the Iranian Statistics Center shows that the price index of housing construction inputs was recorded in the fall of 1401 and in the city of Tehran at 1,561. This amount has increased compared to the last season, i.e. summer 1401, equivalent to 6.4% compared to last year’s fall 6.31 and compared to the 12 months leading to this year’s fall (yearly), it has increased by 7.34%. According to the state of the macro economy, they also see an increase in its prospects.

This trend has led to the growth of production cost and has caused the construction to stagnate; The result of which is nothing but the reduction of housing supply and the high cost of housing, and has led to the spread of dangerous social and economic phenomena such as squatting, tent-dwelling, and shanty-dwelling.

Of course, this increase in prices and living in condominiums is not limited to Tehran, and it has launched another market as well; The cost of building villas and buildings has increased so much that people, especially in the northern cities of the country, prefer to use condos instead of building villas in their gardens.

One of the activists of this field in Mazandaran says: “With these costs, people can no longer build villas in their gardens; On the other hand, there are many problems with the construction permit. Therefore, people have gone to the direction of using condos instead of villas, at least for a temporary period.”

The approximate price of each meter of these newly built and suitable villas is between seven and eight million tomans. Activists of this market say that the price of a suitable condominium for living starts from five million tomans per meter. The price of second-hand condos reaches two to three million tomans per meter.

The cost of housing construction in Iran has skyrocketed, and the builders unanimously believe that the construction of residential units is not profitable for them. This is despite the fact that people no longer have the ability to buy a minimal property or build it, and therefore the market is facing serious obstacles from both the supply and demand sides. The dominance of these conditions in the last two years has caused the occurrence of informal settlements, especially in a metropolis like Tehran.

Baitullah Satarian, an expert in housing economics, had previously warned in an interview with Tejarat News about the increase in marginalization and poor housing with the continued increase in housing prices and rents in Tehran.

In this regard, he said: “The phenomenon of the increase in rent and housing prices in acute conditions manifests itself in the form of overcrowding or quasi-overcrowding.”

Housing is not a commodity that can be ignored or postponed; Therefore, experts believe that the choice of these types of informal settlements will be in a more critical situation with the continued increase in housing prices, so much so that we have to wait for more strange phenomena to occur in this area!
